The Lead Building Operator reports directly to the Senior Operations Manager, and supports the Property Management Team. This position is primarily responsible for operating the building located in downtown Vancouver for the benefit of the Tenants and providing for the safe, effective, and efficient operation of the building mechanical systems including, heating, ventilating and air conditioning systems, plumbing, electrical, vertical transportation, fire/life safety, security, and the BAS.

This is a full-time position (40 hour/week) with a requirement to work overtime, as required (including weekends/holidays) and participate in the paid \xe2\x80\x9cOn Call\xe2\x80\x9d weekly rotation with the team of other Building Engineers. As a focal representative, the prospective employee is always expected to conduct him or herself appropriately and is to present an acceptable appearance while on site performing their duties. All assigned duties and responsibilities are to be performed and completed with minimal supervision as per deadlines and schedules. A high level of communication with his/her Manager is to be maintained at all times to ensure that the Manager is kept informed of situations that are liable to impact upon the operation of the property. The incumbent is also required to ensure that Property Management requests and concerns are effectively dealt with.

What this job involves :

  • Ensure environmental conditions are maintained to optimum comfort levels during lease hours and ensure prompt, efficient response to tenant requests.
  • Review and make necessary changes to the operating schedules of building HVAC, security, and lighting equipment to ensure tenant satisfaction is maintained at the highest levels for energy efficiency.
  • Schedule and supervise their direct engineering staff (2), assign work priorities, determine the extent of required repairs and necessary corrective measures, provide technical training, and ensure personnel maintain the appropriate records; provide necessary coaching, counseling, training and performance reviews as required.
  • Implement and manage preventive maintenance program(s) to prolong the life of building equipment and systems to minimize repairs and down time. Ensure adequate records and schedules are maintained.
  • Conduct frequent tours of the building to inspect life safety, mechanical and electrical equipment, and monitor required preventive maintenance measures and/or repairs.
  • Maintain strict accountability of inventories and proper storage of supplies, attic stock, building fixtures, parts and tools. Order required supplies or replacement items to maintain inventory/stock.
  • Conduct or arrange for the appropriate tests of fire/life safety systems, emergency equipment, elevators and electrical equipment and maintain the appropriate records of such.
  • Maintain written records of equipment inventory, operating manuals, and a library consisting of pertinent data relating to operating equipment and updated building/tenant drawings and plans.
  • Ensure and maintain an effective water chemical treatment program as per Manulife requirements.
  • Review and report on the performance of outside service contractors. Ensure all contractors abide by building rules and regulations as per Contractor Guidelines prepared by Manulife.
  • Be on-call for equipment breakdown or emergencies during non-operating hours.
  • Provide technical assistance and advice to the Property Manager to include expense and capital improvement input during annual budget formulation.
  • Schedule with designated IAQ Consultant to perform all the necessary tests and tasks to ensure proper indoor air quality in accordance with EPA standards and Manulife requirements.
  • Perform other related duties as required, as requested.
Knowledge of:
  • Terms, practices, procedures, and methods common to mechanical and electrical trades.
  • Electrical wiring systems and components to include switchgear, automatic transfer switches, generators, panels, circuit breakers, ground fault relays, and fuses.
  • General operation of the various building mechanical and electrical systems.
  • Design and operation of multiple building mechanical systems and equipment such as chillers, cooling towers, chemical water treatment, pumps, air handlers, variable air volume boxes, etc.
  • Instrumentation and control systems consisting of air compressors, thermostats, velocity controllers, and air balancing procedures.
  • Fire alarm and life safety systems and procedures.
  • Use of a broad range of power tools, metering instruments and other tools in carrying out assigned tasks.
  • Electronics and controls to identify malfunctions and determine repair requirements.
  • Building structural systems including roofing systems, limited stonework including variety of types of stone, exterior windows, and weatherproofing.
  • Safety programs, requirements and appropriate precautions applicable to normal work assignments.

  • Minimum three years working experience as a Chief Building Engineer /Lead (with staff) in commercial office building real estate environment.
  • Must hold in good standing, a British Columbia 4th Class Power Engineer Certification of Qualification.
  • Previously working as a Building Engineer in commercial building environment.
  • Carry out oral and written instructions fluently.
  • Utilize system drawings, diagrams, blueprints, and schematics in identifying and diagnosing problems.
  • Understand and direct the overall operation of the building HVAC, mechanical, electrical and life safety systems.
  • Vehicle required (staff parking available at all sites)
