Further information is available at www.bgis.com SUMMARY The Senior Architectural/Design Specialist is responsible for implementing design concepts through to a completed construction project. They will be responsible project planning including timelines and meeting expectations quoted within the project. The Senior will track hours and deliverables required and ensure they are completing the project as required, reporting to the team lead as needed. The Senior works with internal BGIS staff as well as client and external consultants, as required, to ensure timely, successful implementation of design and construction initiatives. Provides direction, leadership and reviews work of other Architectural/Design Specialist, as required. KEY DUTIES & RESPONSIBILITIES

  • Support interior design activities including project work, specification writing, tender drawing creation, renderings, contractor management, deficiency identification and problem solving, and interfacing with Drawing & Occupancy as required.
  • Assists in developing and preparing material cost estimates, project specifications and tender documents, including permit drawings and applications. Creates schedules while monitoring progress against timelines.
  • Prepares technical documentation (e.g., user guides, technical specifications).
  • Assists in the development of documentation and implementation of design implementation processes, policies and procedures. Ensures team members have adequate training materials and sessions to ensure consistency
  • Assists with RFP bid document submissions, as required
  • Supports as required team in completing renderings in the form of 3-D renderings, work drawings, plans, models and schemes using computer-aided design (CAD) software.
  • Review and assign resources as required to meet schedule, budget and technical needs; actively seek additional services to benefit the client and BGIS; strive to ensure that projects are started with adequate lead time to complete within client time parameters and to meet BGIS and team needs with respect to work-loading and overall financial considerations
  • Provides Quality Assurance checks for other team members work as required
  • Performs work with minimum supervision, and work is assigned in terms of technical objectives.
  • Provides support, guidance and production assurance for complex or urgent problems.
  • Makes recommendations or decisions on architecture, application design, standards and process improvements in line with client needs and requirements.
  • Takes responsibility for your individual and the team\'s results.
  • Estimates and prioritizes work to maximize value while taking into account risk, effort and dependencies.
  • Raises impediments, risks, and issues as early as possible and work with the team to mitigate as needed.
  • Develops architectural detailing to support design concepts. Executes design projects within pre-established budget, time and architectural program limitations.
  • Validates design standards are implemented where required
  • Undertake Space Planning responsibilities, as required.
  • Acts as first point of contact where required, collecting information from clients, consultants and internal team members and conducts site visits to validate existing clients\xe2\x80\x99 spaces / spatial requirements, and deficiency review at completion.
  • Gains approval of project designs, where required, by internal business representatives and Project Managers
  • Applies applicable building codes (e.g. egress and life safety) and liaise with local authorities as required, for purpose of gaining layout approvals.
  • Develops and maintains effective relationships with consultants. Monitors work progress and oversee performance to ensure quality completion, if required.
  • Complies with all regulatory, environmental, health and safety requirements.
  • Manages expectations and needs of client user groups without compromising client or BGIS objectives.
  • Incorporates sustainable practices, where practical, into project delivery, in accordance with company processes.
  • Responds quickly to client requests. Ensures proper and timely reporting and systems inputs.
  • Supports management on large and/or unique assignments as required.
  • Attends internal and external team meetings and provides status updates as required.
  • Provide direct support to the team with respect to service delivery, technical issues and administrative issues and challenges; strive for 100% team member satisfaction through effective administration and provision of tools and support.

KNOWLEDGE & SKILLS

    • Diploma or Bachelors\xe2\x80\x99 Degree in Interior Design, Architecture or Architectural Technology
    • More than 8 years, up to 10 years of job-related experience.
    • Working drawings and documentation expertise in Corporate office and retail design
    • Awareness of building issues, building and safety codes, the range of relevant products and materials, ergonomics, LEED, Bill 124 and applicable industry standards and regulations
    • Ability to develop creative but functional solutions to solve Client issues
    • Awareness of cost estimating and project specification writing
    • Effective client service skills with ability to manage client expectations or redirect to supervisor as needed
    • Software proficiencies related to the assignment \xe2\x80\x93 MS Excel, Project, Word, PowerPoint, Outlook; AutoCAD;
    • General knowledge of real estate business.
    • Ability to financially assess proposed office relocations / changes including estimating / forecasting skills.
    • Strong working knowledge of project management, design, construction and scheduling as well as knowledge of various furniture systems, interiors, materials, and finishes.
    • Strong organizational and time management skills. Ability to manage multiple assignments simultaneously.
    • Results-oriented with strong client service / management skills.
    • Strong interpersonal skills.
    • Excellent verbal and written communication skills, including presentation, documentation and report writing skills.
    • Strong analytical, problem solving and conflict management skills.
    • Thorough knowledge of construction, mechanical and electrical space impact
Licenses and/or Professional Accreditation

    • Driver\xe2\x80\x99s License/ Car
    • NCIDQ, BCIN, LEED, would be considered an asset.
