Warrington PCI Management is the largest and fastest growing commercial property managers in BC. The company manages approximately 18 million sq ft of retail, office, industrial, multi-family and marine properties throughout the Lower Mainland. We are looking for an experienced Assistant Shift Engineer to assist in the maintenance of an office building in downtown Vancouver. The Assistant Shift Engineer is responsible for providing the tenants of Royal Centre with a high level of customer service in the completion of tenant requests and property projects. The Assistant Shift Engineer will maintain the daily operations of the building tower, retail areas, parkade and common areas (e.g.: visual inspection of all mechanical and electrical systems, chemical water analysis, HVAC) ensuring the highest standard is met and completed within established benchmarks. Responsibilities 1. Review maintain and carry out daily building and mechanical rounds as well as the trouble shooting of mechanical equipment and unscheduled repairs. 2. Inspect equipment to ensure that it is operating within correct parameters. 3. Preventative maintenance, operation and servicing of mechanical facilities and the property in accordance with our preventative maintenance program 4. Perform general repairs and maintenance to the interior/exterior of the building as required 5. Ensure that mechanical rooms exceed cleanliness standards while complying with WorkSafeBC requirement and the BC Safety Authority 6. Monitor and respond to tenant service requests through Angus Anywhere system and perform/coordinate necessary repairs and services as required. 7. Monitor tenant construction to ensure base building systems are not altered or damaged and that the building standards and rules are followed by contractors working at the property 8. Plumbing \xe2\x80\x93 Carry out repairs and maintenance of plumbing fixtures, including faucets, flush valves and related hardware. 9. Security Systems \xe2\x80\x93 Co-ordinate repairs and maintenance, programming of cards and data management. Includes system auditing and reporting. 10. Roof maintenance including inspection and cleaning of roof, drains and gutters. 11. Repair common area equipment (including door hardware, closers, locks, etc.). 12. Participate in testing and of fire and life safety systems, per governing regulations and codes (including emergency generator testing, fire alarm testing, etc.). 13. Ensure all regulatory codes and permits from the City of Vancouver and the BC Safety Authority are adhered to and up to date 14. Participate in environmental, health and safety programs. 15. Assist in the purchase of materials and supplies within spending limits and purchasing procedures & policies. 16. Assist in the proactive planning of future Capital and Special projects 17. Assist annually in the budgeting for the building and ensure compliance with budgeted costs throughout the year 18. Other duties as required or assigned. 19. This position is required to work a regular shift rotation which will include evenings and may include weekends and holidays 20. Overtime and on-call work as required which will include the participation in the after-hours emergency response on call program. Qualifications: A large portion of time in this position will be spent servicing tenant requests. This daily interaction with customers\xe2\x80\x99 demands an individual with a keen service orientation as exemplified by the consistent demonstration of empathy and courtesy in all customer interactions. Strong communication, interpersonal and organizational skills are required. Royal Centre\xe2\x80\x99s level of service further requires the communication of a sincere desire to contribute to customer and team satisfaction by taking personal responsibility to resolve their concerns. Strong communication skills is required in providing seamless customer service. A strong team player that exhibits excellent work ethic and is always courteous and professional when dealing with internal and external customers. Experience:
  • Minimum 1 - 2 years\xe2\x80\x99 experience as a Building Operator in a mix-use high-rise office/retail building.
  • Must have a solid understanding of the maintenance and operational routines of large mechanical equipment.
  • Must have a thorough understanding of complex mechanical and electrical systems, including: pumps, motors, boilers, chillers, cooling towers and all air handling equipment.
  • Must be able to work independently with minimum supervision.
Education:
  • High school diploma.
  • Possess a Fourth Class Power Engineering Certification; or willing to obtain the Fourth Class Power Engineering Certification.
  • A trades background is an asset.
Technical Skills:
  • Must have extensive experience with one of the major Direct Digital Control (DDC) control systems, preferably Delta system.
  • Working knowledge of Angus Anywhere applications.
  • Proficient in computer software systems up to and including Windows Word & Excel, email, card access and DDC systems.
  • First-hand knowledge of plumbing, electrical & HVAC system repairs is required.
  • Must have an understanding of the Operations and Maintenance routine of HVAC and Life Safety equipment, as well as Chemical Water Treatment theories and practices.
  • Must be able to work with power tools and possess a hands on mechanical skill set.
  • Must be able to read blue prints.
