We are seeking a
Multi-Residential Property Manager
who is energetic, detail-oriented and hard-working for a 168 unit rental apartment building in Windsor. You will be the point of contact in the building.
Reporting directly to the Senior Regional Manager, the Property Manager is responsible for directing, supervising, coordinating and assuming the responsibility of all aspects of the maintenance and administration of a 168 unit multi-residential complex. In fulfilling the requirements of the Property Manager position, the objectives and professional property management standards of Shelter Canadian must be achieved and maintained at all times
Role & Responsibilities
Operational
Ensure that the common areas of the complex are cleaned and maintained in a good state of repair and cleanliness at all times.
Solicit quotations for major work contracts.
Supervise the preparation of vacant apartments for new residents at lease turnover.
Facilitate work orders and arrange for the maintenance and cleaning of the entire complex
Ensure that the grounds maintenance of the complex are maintained.
Purchase goods and services in compliance with the company's established purchase order system.
Train, direct, supervise all project personnel.
Hire operational and administrative staff when required.
Tenant Relations/Administration
Address tenant concerns effectively and promptly.
Maintain positive relations with tenants.
Show vacant apartments to prospective residents.
Collect and record incoming rents.
Deposit all project funds in a timely fashion.
Serve legal documents as needed.
Rent upcoming suites and complete required documentation.
Accurately maintain all tenant records and files.
Prepare and submit reports in a timely and efficient manner.
Ensure that the performance of responsibilities and duties assigned to personnel reporting to you meet or exceed required standards.
Enforce the terms and conditions, and the rules and regulations outlined in the tenancy agreement for all tenants residing in the complex.
Safety
Ensure resident safety and security at all times
Respond appropriately and professionally to emergencies
Maintain fire safety logs and winter logs
Marketing
Ensure that the complex is well maintained and appealing in physical appearance and that the project marketing signs are easily visible and in good condition.
Monitors and maintains awareness and knowledge of the local rental housing market.
Control all leasing activities, including the approval of tenant rental applications and the execution of tenancy agreements.

Requirements
Minimum of three years experience in a property management role
A bilingual candidate is preferred
Valid Ontario Driver's License
