Perennial Management ULC is seeking immediate applications for a full time Property Manager (Residential).
Perennial Management ULC, one of the largest property management firms in the province and part of the growing KMK Group of Companies. Perennial is a leader in real estate development and services in Newfoundland and Labrador, with over 25 years of experience, we manage over 1,200 residential units and more than 1,100,000 square feet of commercial space across the province.
Perennial provides commercial brokerage, project management, complete accounting services, and comprehensive property management. Perennial has a pipeline of new business that will see it expand over 50% in the next five years.
Reporting to the Operations Manager, the Residential Property Manager will oversee the daily operations of residential buildings and Condominiums, manage tenant relations, ensure lease renewals, and provide exceptional customer service.

What You Will Do:
Property Operations: Manage the day-to-day operations of both residential buildings and condominiums to ensure efficient functioning.
Tenant & Owner Relations: Maintain positive relationships with tenants, building owners, and condo boards resolving issues proactively.
Building Inspections: Perform regular inspections and coordinate with third-party vendors for maintenance.
Vendor Management: Review and approve property vendor/contractor proposals and invoices and ensure quality services.
Lease Management: Administer tenant/landlord obligations, collect rent, maintain leases, and negotiate renewals as required.
Financial Oversight: Review financial reports to support the budgeting process and ensure expenditures are within budget.
Business Development Support: Assist with future leasing opportunities and the growth of the property portfolio.
Condominiums: Reviewing Estoppel Certificates/packages upon request from various law firms (asset).
Who You Are:
Education: Degree/Diploma in Business or Property/Facilities Management or equivalent.
Experience: 5+ years of experience in the field of property management.
Communication Skills: Ability to communicate clearly and effectively with clients, tenants, and team members with professionalism.
Organizational Skills: Highly organized with the ability to manage multiple responsibilities and projects simultaneously.
Computer Proficiency: Proficient in Microsoft Office and knowledge of real estate software (knowledge of Yardi Voyager is an asset).
Lease Knowledge: Good understanding of the residential leasing process
Residential Tenancies: Good understanding of the residential tenancies act (2018) and the ability to both apply where necessary and attend board hearings if required.
Availability: Onsite position with availability after hours to respond to urgent matters.
Driver's License: Must have a valid driver's license and use of personal vehicle for which Perennial will reimburse costs.
Background Check: A satisfactory Certificate of Conduct is required.
