Residential Leasing Associate





Primary Purpose



The primary purpose of the Residential Leasing Associateis to manage the marketing, leasing and community events for the residential rental portfolio. The Residential Leasing Associateis to actively engage with prospective and current tenants to ensure full occupancy and to provide a first-class service to our residents. This position will also assist in corporate marketing initiatives.

Responsibilities



The responsibilities of this position will include, but not be limited to, the following:

Lease and Marketing Management:



Show and lease apartment suite(s) to prospective residents, completing the leasing process from inquiry to onboarding. Complete credit and reference checks of prospective tenants, ensuring tenancy agreements are fully completed and signed. Organize and save all paperwork electronically. Assist in developing marketing materials and advertising for the residential portfolio and corporate marketing. Manage corporate marketing through social media and other platforms. Maintain comprehensive knowledge of the property, including suite types, layouts, common areas, amenities, surrounding neighborhood, and value-added services. Develop and implement proactive communication and marketing strategies with the Property Manager. Provide feedback and recommendations for communication improvements.

Leasing Administration and Reporting:



Facilitate the signing of all leases and related forms. Complete lease/renewal paperwork to company standards. Monitor all traffic entering CRM/Inbound Channels. Walk apartment units prior to showing and occupancy. Review leasing paperwork and monitor leasing workflow. Track and evaluate advertising and client traffic; Provide weekly traffic reports regarding leasing metrics (IE, number of inquiries, appointments, applications etc.) Review marketing plans, leasing strategies, and advertising proposals. Maintain professional communication with residents and applicants. Report property issues, leasing objections, and potential liabilities to the Property Manager. Keep up to date on local market conditions and submit Weekly Market Survey. Ensure timely and accurate completion of all leasing documentation.

Team and Stakeholder Management:



Customer and Business Relations:

Collaborate with internal and external team members, including developers, clients, tenants, vendors, contractors, accounting, and administrative staff to ensure the efficient operation of the residential portfolio. Demonstrate professional, effective, proactive, and timely responses in all business matters. Execute service contracts and residential tenancy agreements as needed.

Tenant Relations:

Administer tenancy agreements fairly, providing sound and practical interpretation of the Residential Tenancy Act and Regulation of British Columbia. Maintain positive tenant relations through regular site visits, prompt responses to questions and concerns, written tenant notices, and other correspondence. Ensure proper procedures are followed when ending tenancies as provided for in the Act and Regulation.
Other duties as directed by the Director of Leasing, Leasing team, or the Residential Department as required.

Qualifications



To be successful in the Residential Leasing Associateposition, an individual must be committed to the ongoing demonstration and development of the following:

Education and Experience



Degree or diploma in a related field, with a preference for a commerce or business-related major. Minimum two years related experience in residential leasing or residential property management. Hospitality or sales experience would be an asset. Valid and active, or willingness to obtain, a BC Financial Services Authority (BCFSA) rental management license is an asset. Strong understanding of the Residential Tenancy Act, Residential Tenancy Regulation, and the Real Estate Act as it applies to this role. Proficient in Microsoft Office applications, particularly in Microsoft Excel. Experience and working knowledge of LinkedIn and Yardi Voyager (example: RentCafe) is an asset. A valid driver's license and clean drivers abstract is required.

Job Types: Full-time, Fixed term contract
Contract length: 6 months

Pay: $50,000.00 per year
