Thrive Properties is hiring a dependable, detail-oriented Resident Manager to oversee the daily operations of a 101-unit apartment building at 45 Twin Oaks Drive in Moncton, NB.
Experience in property management, maintenance, or carpentry will be considered an advantage. The workload will vary depending on maintenance needs, resident moves, lease renewals, and other operational factors. The Resident Manager is expected to respond quickly and professionally to resident requests in person, by phone, and online.
Applicants should be comfortable using basic software, email, and text messaging, and capable of taking clear photos or videos on an iPhone to document building issues. Familiarity with Buildium software is a strong asset.
As the on-site representative of Thrive Properties, the Resident Manager is a key member of the team, ensuring residents experience a welcoming, professional, and well-maintained living environment.
This is a full-time salaried position. The successful candidate will be required to reside in one of the building's suites under a standard lease agreement.
Primary Responsibilities
Cleaning & Maintenance
Routine cleaning of hallways, stairwells, lobbies, gyms, community rooms, and public washrooms (vacuuming, mopping, dusting, glass/surface cleaning).
Ensure common areas (lobbies, parcel/mail rooms, garbage/recycling rooms, gyms, storage rooms) are always tidy and functional.
Conduct regular inspections of outdoor/common areas to maintain curb appeal and safety.
Perform minor repairs and coordinate larger jobs with Thrive management and outside contractors.
Schedule and oversee contracted services such as line painting, power washing, roof and gutter care, mat changes, and seasonal maintenance.
Winter Duties
While snow removal is contracted, assistance may be required, including:
Coordinating with contractors and tenants during snow clearing.
Monitoring decks and patios for snow and ice buildup.
Ensuring entrances and walkways are cleared and salted promptly after storms.
Leasing & Resident Relations
Provide timely, professional communication with residents.
Support lease-ups and renewals, conduct unit showings, and provide proper notice to current tenants.
Conduct move-in/move-out inspections and orientations, maintaining accurate records.
Enforce building policies in collaboration with management, documenting all violations in Buildium.
Manage scheduling for community spaces.
Administrative
Serve as the first point of contact for Thrive management on building matters.
Maintain accurate financial and resident records in Buildium, including deposits, invoices, parking/storage changes, and tenant charges.
Track inventory of company-owned equipment and furnishings assigned to residents.
Stay up to date on residential tenancy laws and health/safety regulations.
Work with Thrive management to update the building maintenance handbook.
Perform other duties as assigned.

Building Presentation
Interior Upkeep
Vacuum and mop lobbies, hallways, and stairwells several times per week (with extra attention in winter months).
Wipe down door handles, glass, railings, and light fixtures on a routine schedule.
Keep gyms, community rooms, and washrooms clean and orderly -- including wiping equipment, washing floors, and ensuring electronics/appliances are powered off.
Monitor and tidy parcel/mail rooms and garbage/recycling rooms daily.
Dust signage, lighting, and other fixtures on a regular rotation.
Exterior & Grounds
Sweep entrances, outdoor walkways, and garage/basement access areas regularly.
Carry out daily checks of property grounds to confirm garbage is picked up and outdoor spaces remain safe and neat.
Ensure designated pet areas are kept clean and properly used.
Winter Support
In addition to third-party snow contractors, assist as needed by:
Coordinating parking lot clearing with tenants.
Salting and shoveling entrances and pathways between contractor visits.
Monitoring patios/decks for unsafe ice buildup.
Ensuring pedestrian areas are clear and safe after storms.
Resident Interaction
Maintain professional, approachable relationships with all tenants.
Respond quickly to emails, calls, and in-person requests.
Handle small repairs (e.g., light bulbs, minor plumbing, paint touch-ups, HVAC filters, appliance troubleshooting).
Submit larger repair requests through Thrive and liaise with contractors.
Enforce building policies consistently, recording violations in Buildium.
Assist with resident communication such as notices, updates, and newsletters.
Provide support for community room usage and security/alarm monitoring.
Leasing & Parking
Conduct showings for vacant suites and coordinate with existing residents regarding entry.
Carry out move-in and move-out walkthroughs, orientations, and exit interviews, documenting damages with photos.
Work with Thrive to screen applicants and manage renewals.
Oversee resident parking/storage assignments, ensuring compliance and reporting violations.
Keep all related leasing and financial data current in Buildium (charges, deposits, pet registrations, vendor invoices, etc.).
Administration & Contracts
Support Thrive management in handling contracts for third-party services (e.g., elevators, pest control, fire/security systems, snow removal, landscaping, mat service).
Coordinate annual deep-cleaning and maintenance (garage sweeping, exterior washing, line painting, filter replacements).
Maintain inventory of company-owned items (keys, fobs, appliances, remotes) and track them in Buildium.
Stay informed on updates to tenancy law, fire codes, and safety regulations.
Assist with updating the building maintenance handbook as required.
Take on other building-related responsibilities as assigned.
