Reporting to the Manager, Facilities Maintenance the Property Operations & Maintenance Specialist is accountable for ensuring Office, Depot, Retail, and other facilities are operated and maintained safely, cost-effectively, and efficiently across the business. The Property Operations & Maintenance Specialist is responsible for the planning and delivery of building operational services, maintenance, and capital investment for building, operating, and maintaining facilities for Bragg Communications Inc.

Responsibilities:

  • Develops and maintains a multi-year building maintenance management plan that meets operational requirements.
  • Develops and manages building operating budgets and capital investment programs that ensure investments are smart, appropriately timed, and affordable.
  • Ensures optimization of lifecycle management of the asset groups (fire suppression, HVAC, security, power, roofing, etc.) through developing lifecycle, risk management, maintenance, refurbishment/renewal and disposition/rationalization strategies and methodologies for identifying the work and work priority.
  • Develops and maintains complex preventative and corrective maintenance schedules; perform all maintenance to ensure asset integrity and value of all building systems and architectural components.
  • Rigorously maintains a work order system that prioritizes work based on the criticality of the asset.
  • Executes the facilities work plan through providing direct project management, supervision of contractors, contract management of outsourced project work, contract administration and cost management.
  • Develops cost effective solutions to business issues through problem solving, technical analysis, cost analysis, risk analysis and business case preparation.
  • Manages cost of the projects and routine operating facilities budgets through establishing accurate work scopes, costing, cost control, forecasting, cost analysis and stewardship reporting.
  • Ensuring health, safety, and environmental compliance within the facilities program through knowledge of and adherence to company policies and standards, regulatory requirements, company loss control program and contractor loss control programs.
  • Supervises Team Members and Consultants including directing activities, establishing goals and objectives, performance evaluation and communicating vision for operations and maintenance.
  • Follows up on building inspections of sites and evaluate the condition of building systems.
  • Evaluates tenant requests and demonstrate expertise by recommending cost saving or otherwise more beneficial alternatives.
Requirements:
  • Five to ten years\' experience in a property/facility management environment
  • Degree, Community college diploma, or equivalent training (e.g., Engineering, CET, BOMI)
  • Excellent people management skills.

Licenses and/or Professional Accreditation (preference)
  • Certified Facility Manager through International Facility Management Association (IFMA).
  • Certified Property Manager through Institute of Real Estate Management.
  • Facility Management Administrator Designation through Building Owners and Managers Institute (BOMI).
  • Real Property Administrator through Building Owners and Managers Institute (BOMI).
Special Conditions of Work
  • Valid driver license.
  • Ability to perform inspections on remote sites that have rough terrain and ability to access crawl spaces and roofs.
