Location: 65 Dundas St. EastPosition SummaryReporting to the Senior Manager, Property Management, the Property Manager will manage all aspects of property operations and ensure compliance with regulatory requirements and corporate standards.Duties and Responsibilities

  • Reconcile reports to the General Ledger and meticulously approve vendor invoices and cash receipt batches, ensuring accuracy and adherence to financial protocols.
  • Monitor energy/utility consumption, analyze trends, and implement cost-saving measures to optimize operational efficiency.
  • Supervise rent collection processes, maintaining meticulous records, addressing delinquencies promptly, and implementing strategies to maximize revenue.
  • Prepare quarterly replacement reserve withdrawal requests to appropriate agencies/lenders, ensuring timely and accurate submissions.
  • Authorize inventory and maintenance purchases, negotiating contracts for services and supplies to ensure cost-effectiveness while maintaining quality standards.
  • Oversee move-ins/outs, transfers, rent changes, and Guest Card input into property management software (e.g., Yardi), ensuring accurate and efficient documentation.
  • Monitor and ensure execution of all aspects of site safety, accident and insurance reporting, and emergency and media training, fostering a culture of safety and preparedness.
  • Stay updated on legislative and regulatory requirements, ensuring strict adherence to all relevant regulations, including the Occupational Health & Safety Act (OHSA) and Fire Code.
  • Conduct all resident retention events and activities, cultivating positive relationships with tenants and fostering a sense of community within the property.
  • Coordinate tenant/stakeholder meetings and proactively address tenant concerns or issues, demonstrating a commitment to exceptional customer service.
  • Conduct outreach to local businesses and organizations to promote the property and enhance community engagement initiatives.
  • Supervise and direct all staff, ensuring adherence to legislative and corporate requirements and maintaining high standards of professionalism.
  • Conduct performance and compensation appraisals, set work performance standards, and clearly communicate expectations to employees.
  • Conduct weekly staff meetings, fostering open communication and collaboration among team members.
  • Work with the Real Estate and Housing team to ensure timely delivery and coordination of tenant unit maintenance, construction, and property renovations.
  • Ensure proper preventative maintenance programs are in place and oversee the maintenance of electrical, mechanical, safety, and HVAC systems.
  • Participate in property management meetings to develop new initiatives and implement efficiencies to continuously improve the quality of property management services.
  • Other duties as assigned.
Qualifications
  • Bachelor\xe2\x80\x99s degree in business administration, Real Estate Management, or related field.
  • Minimum of three years of experience in property management, preferably in a similar role.
  • Strong understanding of property management principles, regulations, and best practices.
  • Understanding of RGI guidelines, affordable housing programs, and relevant legislation in Ontario.
  • Excellent leadership, communication, and interpersonal skills.
  • Proficiency in property management software (e.g., YARDI) and MS Office Suite.
  • Demonstrated ability to manage budgets, negotiate contracts, and implement cost-saving measures.
  • Knowledge of Occupational Health & Safety Act (OHSA) and Fire Code regulations.
  • Ability to work collaboratively with internal and external stakeholders to achieve organizational goals.
  • Must be qualified to work in Canada legally for the employer.
  • Able to provide a Vulnerable Sector Screening check with a \xe2\x80\x98Clear\xe2\x80\x99 or satisfactory result that meets the agency\'s operational requirements.
  • Must have up-to-date vaccinations against COVID-19 with a vaccine approved for use in Canada.
