Urbanspace Property Group is looking for a talented and dedicated individual to take on an onsite full-time Property Manager Role. Urbanspace Property Group maintains and operates 401 Richmond St. West in Toronto. As a mission-driven developer our initiatives are directed toward the preservation and restoration of a historic and architecturally significant space with the goal of adaptively reusing the building to provide commercial opportunities for the creative sector. Urbanspace also incorporates sustainable building efforts and a commitment to environmentally sound practices in the restoration, operation, and maintenance of 401 Richmond. The building provides spaces for the arts and social innovation communities and fosters the development of an inspiring integration of commerce, culture, and community. The successful candidate is dedicated, has a positive attitude, and takes initiative. They will have the skills to work collaboratively with a team of co-workers in an office environment, as well as to provide friendly and professional service to tenants and the public. Responsibilities:
Oversee the day-to-day operations of a heritage commercial building
Conduct daily site inspections and follow through on all repairs, maintenance and renovations as needed
Manage and oversee full-time, part-time, and after-hours staff including hiring, training, health and safety, etc.
Be responsible for all building systems and regulations \xe2\x80\x93 including electrical, plumbing, heating, etc.
Be a member of the emergency ON CALL team and make oneself reasonably available on nights and weekends
Provide a level of customer service to the tenant community including responding to tenant complaints, and requests. Keep up to date on tenant level of satisfaction or dissatisfaction
Work with Leasing manager and CEO with regards to space turn over and maintenance
Coordinate and oversee a full range of 24/7 maintenance and janitorial related requirements and issues around building and property
Abide by all insurance recommendations, by-law changes, and license requirements as needed.
Be responsible for all safety and security related matters including building systems (fire safety, health and safety, building security, evacuation and emergency procedures, etc.)
Evaluate, oversee and coordinate all necessary repairs and maintenance throughout the building.
Organize, supervise and maintain relationship with all contractors and trades person ensure they meet contractual obligations.
Process and approval all incoming invoices and receipts in collaboration with the office administrator as related to building repairs and maintenance
Implement, and manage all related construction projects within a budget and a priority of health and safety.
Qualifications:
Minimum 5 years of relevant work experience or equivalent
Excellent interpersonal skills including verbal and written communications
Strong computer skills including Microsoft office
Experience using Angus Anywhere is an asset
Ability to read and understand contracts and leases
General understanding of commercial lease agreements and contracts
Ability to manage and oversee a team of 15 staff
In depth knowledge of legislation and building requirements
Ability to handle difficult situations in a professional manner.
Compensations: A benefits package will be available after the completion of a 3 month probation period. Paid vacation and sick days are available after one year in the role.
