Develop and implement property strategies, manage budgets, optimize operating costs, and drive sustainability practices to enhance the value and performance of assets.Where: Ottawa regionReporting to the Director Property Management, the Property Manager will play an integral role in the oversight of all aspects associated with the management, operations, administration, and performance of a portfolio of real estate assets on behalf of our clients. The Property Manager will combine their administration, management, and operational experience with their leadership skills to provide focused tactical guidance in response to the respective asset strategies defined by our clients.The Property Manager will coordinate their team to maximize the value of a commercial real estate portfolio, responding to the tenants and owners needs in accordance with the Lease Agreements and Property Management Agreements, while effectively and efficiently managing the day-to-day operations of the portfolio of properties. The Senior Manager is also responsible for working in co-operation and consultation with the Director, Property Management to coordinate and implement all property operational issues, to ensure the efficient delivery of all property operational programs and the integrity of the assets under management.What youll be doing:

  • Represent Owners interests in all matters related to the management of the assets while liaising with all internal departments including leasing, administration, accounting, and construction.
  • Manage the portfolio of assets in accordance with the Management Agreement of the respective Owner.
  • Liaise with Owners regarding asset related issues and liaise with tenants on all operational matters related to their tenancy.
  • Prepare, review, and monitor monthly reports and annual operating budgets for each asset for submission to the Owners, leading collaboration of the various departments, ensuring a high standard is maintained.
  • Review, monitor and control all operating costs associated with the management of each asset.
  • Assist in preparing and tendering all operational contracts. Monitor performance of all contracts.
  • Liaise with Building Operators in managing the efficient and effective day-to-day operations of the property.
  • Perform physical building inspections on a regular basis.
  • Maintain and update a database of all capital improvements related to the respective properties.
  • Assist as required throughout the transition period of acquiring and absorbing new assets into the portfolio of managed assets.
  • Assist in the ongoing development and implementation of standard Property Management policies and operating procedures for the department, including capital projects, tenant fit-up etc.
  • Collaborate with property owners, tenants, and other stakeholders to communicate and promote ESG initiatives.
  • Execute a sustainability strategy for managed properties, focusing on energy efficiency, water conservation, waste reduction, and other environmentally responsible initiatives.
  • Other tasks as required.
Keys to success in this role are:
  • Minimum five (5) years of commercial real estate industry experience, including hands-on property management, and multiple property responsibilities
  • Experience with all commercial asset classes, including mixed use, office, retail and industrial
  • Knowledge of prominent building certification programs. Ability to navigate and manage the certification process for properties, ensuring compliance with sustainability standards and optimizing green building practices
  • Post-secondary diploma or degree in related discipline or equivalent experience
  • Valid Class G drivers license and access to own vehicle
  • Industry related designation(s), including SMT, SMA, RPA preferred
  • Strong organizational, communication (oral & written), interpersonal and administrative skills
  • Bilingualism (English and French) is an asset
  • Ability to work under pressure and achieve quality results and effectively multi-task and prioritize tasks
  • Ability to work in a team environment with minimal supervision
  • Ability to assess a situation and resolve problems using facts, strategic problem solving and analytical skills
  • Intermediate or advanced level of proficiency in office software including Microsoft Word, Excel and Outlook
  • Financial acumen and proficiency in property management software, including Yardi
  • Self-motivated, detail oriented
