THE COMPANY & ROLE
Our client is Canada\'s leading providers of Industrial Real Estate properties. This is a newly created position that will report to the Director of Property Management. The Property Manager will join a five person team and be responsible for the day to day management of a portfolio of industrial properties in Dorval and Lachine.

WHAT YOUR DAY LOOKS LIKE

  • Establish and maintain strong working relationships with customers, staff, and contractors, always maintain excellence in customer service and performance
  • Manage, oversee and make recommendations to senior management with a view to enhancing services and operations
  • Conduct periodic comprehensive building inspections, as well as routine follow up to ensure all items identified are addressed in a timely manner
  • Ensure that customer problems are rectified in a prompt, effective and cost-efficient manner and that a high standard of rapport and communication with customers is consistently achieved
  • Review and analyze leases, and issue rental letters and related correspondence
  • Liaise with customers and manage follow-up communication for dealing with customer matters
  • Administer and coordinate customer construction, move-ins, move-outs, and customer surveys
  • Liaise with and direct building staff and contractors as required
  • Supervise contracts/contractors\' obligations and customer projects
  • Coordinate with tenants on the annual capital improvement projects
  • Tender and award operational contract documents (landscaping, snow, cleaning, HVAC etc.)
  • Ensure that janitorial, landscaping, and snow removal contractors are meeting building requirements
  • Coordinate signage for buildings
  • Works cooperatively and effectively with multi-disciplinary teams including leasing and operations
  • Analyze financial statements, preparation and distribution of monthly and quarterly reports for the Director of Property Management
  • Approve coding and approval of payables invoices to comply with budget schedules
  • Assist with the annual budget process for all buildings within the portfolio
  • Liaise with customers for accounting and accounts receivable matters
  • Monitor on-site expenses in accordance with the approved budget
  • Maintain detailed and thorough records for tracking all property management activities for each property, including all preventative maintenance schedules (using Angus)
  • Coordinating and reporting on insurance claims
WHATS REQUIRED
  • At least 3-5 years of experience in a similar level management position within a real estate company with an industrial portfolio
  • Bachelor\'s degree in business or related field
  • Strong team management experience, positive and engaging leadership
  • Excellent knowledge of French and English (spoken, read and written)
  • Ability to manage multiple files simultaneously
  • Ability to navigate sensitive situations that require diplomacy
  • Excellent verbal and written communication skills
