We are looking to hire an ambitious and dedicated Co-op Manager. The Co-op Manager will work under the direction of the Carpathia Housing Co-op Board of Directors.Carpathia Housing Co-op Ltd is a Member owned, 215-unit Housing Co-op situated in two superb locations, Tuxedo and River Heights. Our purpose as a cooperative organization is to provide quality, affordable housing to our Members.   • Open minded, detailed oriented, team-player with the ability to manage multiple tasks and communicate effectively
  • Possess strong leadership skills with effective participation in a team environment
  • Proven knowledge and ability in critical thinking, decision making, problem solving, and conflict resolution skills

  • Minimum 3 years of prior property management experience with a financial background preferred (previous Board interaction is a definate asset)
  • Proficient with Microsoft Office (Word, Excel, Access, PowerPoint), Yardi or other property management software
  • Reliable vehicle and a valid driver's license.
  • STRONG written and verbal communication skills

Position Responsibilities
  • Facilitates and promotes a collective team approach that enhances our Co-op culture and values.
  • Manages the day-to-day operations of the Co-op, ensuring security and accuracy of member/employee records.
  • Implements and maintains employee benefits including payroll, pension plan, group health benefits, compensation, expenses, vacation and any other personnel packages.
  • Maintains and tracks performance reviews, employment check in's and employee programs.
  • Works closely with the Board Directors to understand and identify areas of opportunity to achieve long-term objectives.
  • Ensures legal compliance by monitoring and implementing applicable federal, provincial and municipal requirements, and maintaining records.
  • Identifies and recommends areas of improvement on operating procedures and restructuring and Member/employee morale.
  • Maintains management guidelines by preparing, updating and recommending policies and procedures.
  • Oversees the preparation of the Co-op's operating budgets, monthly statements financial planning and management, capital forecasting, investment reports.
  • Supports investigations of informal and formal Member/employee incidences while adhering to policies and procedures and handling confidential matters with discretion.
  • Improves employee performance by identifying and clarifying problems, evaluating and implementing potential solutions.
  • Enforces all Member Housing Agreement requirements to ensure conformance to the Co-op Housing by-laws and policies, and government regulations, including unit inspections and observing daily operations.
  • Maintains keeping the Co-op full by responding and receiving applications, conducting new Member credit and landlord checks, administering the internal and external waiting lists, coordinating move-ins/outs and internal transfers, and reports to the Board.
