Reporting directly to the Vice President, Office Calgary, the Property Manager is responsible for all aspects of property operations including tenant relations, operations, financial performance, and overall planning to ensure assets are managed to meet client needs. Portfolio includes one multi-tenant high rise commercial office tower and select future development lots, some currently operating as surface parking lots. Responsibilities

  • Be responsible for ensuring all Property Management policies, procedures and operations are conducted effectively and in accordance with the Policy & Procedures manual in the day to day management of the properties.
  • Develop and administer a comprehensive tenant services and communications program.
  • Ensure that tenant issues are solved in a prompt, effective and cost-efficient manner and that exceptional customer service and communication levels are consistently achieved.
  • Develop, administer, and submit regular financial reports and budgets (operating & capital) within established guidelines.
  • Interact and effectively communicate on financial performance, property operations, staffing, and tenant relations.
  • Ensure Tenant Fit-up construction projects are effectively managed and implemented.
  • Prepare property-level RFQ/RFP\xe2\x80\x99s, issue tenders, tender analysis, and contract preparation for distribution and execution. Provide required documentation for portfolio-level RFQ/RFP\xe2\x80\x99s.
  • Acquire and maintain close-out documentation and as-built records.
  • Conduct and document annual building inspections, as well as routine follow up to ensure all items identified are addressed in a timely manner.
  • Provide 5-year capital project work forecasts and implement all projects as approved.
  • Ensure that corporate governance, environmental, health & safety policies and procedures are compliant.
  • Supervise direct reports to ensure high standards are maintained in accordance with established policies.
  • Responsible for building revenue and expenses including preparing and operating within an approved budget; analyzing monthly financial statements and preparation of quarterly management report; ensure tenant billings and year end adjustments are correct and conform to the lease.
  • Administer leases to ensure all requirements are met.
  • Oversee accounts receivable to ensure they are maintained at an acceptable level.
  • Oversee the sustainable initiatives and programs i.e. BOMA BEST, LEED, Fitwel, etc.
  • Implement and maintain sustainability initiatives in line with QuadReal\xe2\x80\x99s goals, focusing on energy reduction and efficient operation of buildings; ensure compliance with government regulations, occupational health and safety standards and achievement of maintenance/life safety standards.
  • Supervise and/or develop appropriate operating procedures for the properties ensuring legislative or regulatory requirements are adhered to and emergency response procedures are regularly updated.
  • Work cooperatively with Leasing to support achievement of budgeted leasing projections.
  • Keep abreast of new developments and industry standards by attending industry events and participating in company or industry committees.

Experience and Qualifications
  • Experience - Minimum of five (5) years property management experience in commercial/industrial portfolios. Knowledge of operational procedures, general maintenance, project and construction management, contract negotiation, accounting, and staff management.
  • Sustainability \xe2\x80\x93 Experience with BOMA BEST, LEED EB:OM or other sustainable programs an asset.
  • Education \xe2\x80\x93 Hold a valid license through the Real Estate Council of Alberta. Having relevant post secondary education, Building Trades Certification, CPM or RPA designation is an asset.
  • Relationship/Leadership Skills - Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants and the public; able to partner with clients to meet client needs; self-motivated, professional and flexible; able to motivate, empower and coach/counsel staff in the achievement of performance goals.
  • Organizational/Multi-Task Skills - Able to allocate one\'s time effectively, work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities, adapt to new ideas and constant changes; able to cope with changing client needs and deliver successful results within agreed upon timeframes; detail oriented.
  • Decision Making Skills \xe2\x80\x93 Able to resolve problems using facts and sound reasoning; able to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change.
  • Computer Skills \xe2\x80\x93 Strong Microsoft Office Application skills.
  • Must hold a valid License with the Real Estate Council of Alberta
