Job descriptionRentals 101 is currently seeking an individual with knowledge of property management & leasing for our Residential rental portfolio. The ideal candidate for this position will be self-sufficient and need very little supervision regarding day to day tasks. They are pro-active and professional, a quick thinker with superior problem-solving skills.Property Manager Job Duties:

• Manage a portfolio of properties (student rentals, multi-unit, mixed use some Commercial exposure) within the Niagara Region
• Negotiate and execute lease agreements; set initial rent level, collect rent from tenants and adjust the rent as required.
• Provide dedicated assistance and support on all Rentals 101 administration, process and marketing initiatives.
• Maintaining properties through proactive investigation of property details, resolving tenant issues, enforcing rules of occupancy and conducting proactive inspections of properties.
• Ensuring the completion of repairs, recommending and planning renovations; coordinating with third party contractors.
• Understand our client's specific goals pertaining to the success of their investment properties.
• Managing the expectations of the tenants and the clients.
• Manage time effectively given competing priorities.
• Attract tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
• Maintain building systems by contracting for maintenance services; supervising repairs.
• Enforce occupancy policies and Ontario Landlord Tenant protocol and procedure.
• Prepare reports by collecting, analyzing, and summarizing data and trends.
• Update job knowledge by participating in educational opportunities; maintaining personal networks; participating in professional organizations.
• Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

Qualifications

• A minimum of 2 years property management experience
• Candidate must be reliable, punctual and self- motivated with ability to work with minimum supervision
• Candidate must have proficient computer skills, including Microsoft Office, Internet Browser. Use of Smart Phone is also required.
• Must have vehicle and valid driver's license
• Ability to work some evenings and weekends is also required
• Knowledge of real estate investment and property management is a strong asset.

Job Type: Full-timeSalary: $50,000.00-$60,000.00 (Dependent on experience) per year, plus Bonus & Commission Structure ($7,500.00-$10,000.00)Job Types: Full-time, PermanentSalary: $50,000.00-$60,000.00 per yearAdditional pay:
