As the Property Manager at WaterPark Place (10 & 20 Bay St, and 88 Queens Quay W - 1.7M sf) you will be responsible for ensuring the day-to-day Real Estate Management (REM) is running efficiently to create a first-class experience. Reporting to the General Manager, the Property Manager (PM) will directly oversee an Assistant Property Manager with a dotted line to members of the administration team. As the PM, you will maintain and improve the upkeep of the property by ensuring an efficient alignment of site-level resources while collaborating with internal stakeholders during the implementation of corporate initiatives.

Supporting the General Manager in all employee engagement efforts to ensure a consistent and high-level service and tenant experience, in the absence of the GM, the PM is expected to assume the overall leadership of the property.

As a member of this team, you will be responsible for:

Customer Relations

Appropriately respond to and address daily inquiries, from both tenants and guests, regarding the property\xe2\x80\x99s policies and procedures, and all other issues that may arise;

Be involved in industry associations and community initiatives. Build and maintain strong relationships with stakeholders, tenants, and employees;

Effectively manage customer relationships by being responsive, diplomatic, and decisive in all interactions;

Collaborate and support Construction Manager, Leasing Manager and GM with coordination, completion and communication efforts in a timely fashion with tenants before, during and after tenant changes / updates and any other construction project or property updates.

Employee Engagement

Lead and direct property teams in the completion of their duties while ensuring those duties are constantly aligned with property objectives;

Mentoring of direct reports and ensure all staff have growth plans;

Facilitate and champion the property level employee engagement program to ensure a consistent brand experience at all levels of the property;

Ensure Customer experience initiatives are aligned with property objectives and national programs;

Act as the liaison between property departments to ensure clear and consistent flow of communication is received and disseminated amongst team members.

Property Administration

Oversight of the Property Administration team to ensure accurate and timely tenant documentation, billings and collection of receivables;

Respond to and follow-up on all escalated legal and receivables issues / documentation;

Ensure timely distribution for annual pre-bill and year-end billings;

Oversee the accurate entry of budgets and forecast; accruals

Review and approval of monthly audit report;

Review and approval of all new Lease Profiles for Tenant files;

Review and 1st approval of lease related payments: work orders, cheque requisitions for tenant incentive/leasehold improvement allowance, payment of broker commissions.

Review/approval of annual Tenant billings, prior-year Tenant adjustments, month-over-month billing changes;

Oversee parking operations: review of monthly statements and accruals, monthly meetings with operator, drive revenue: review and recommend rate increases and marketing programs.

Reporting

Provide guidance and coordination to all aspects of the multi-year budget preparation and regular forecasting, including a sustainable operating budget and capital plan;

Collaborate with Leasing to provide information pertaining to market share, leasing projections, and category analysis;

Coordinate the preparation of monthly reports and assist the GM during quarterly corporate updates;

Analyze and report on other critical data at the property as required;

Support the execution of the Asset Management plans.

To succeed in this role, you have:

Have a post-secondary education

Completion of an industry designation (RPA, CPM).

Have a minimum of 5 years\xe2\x80\x99 experience in office and retail property management.

Have experience in managing diverse team and inspiring superior results.

Are highly competent in Microsoft Office with a strong working knowledge of Excel.

Have strong ability to multi-task in a fast-paced environment and work well under pressure with multiple competing deadlines.

Have proven ability to work in a dynamic, fast-paced environment.

Are extremely multi-tasked oriented with the ability to manage several projects at once.

Have an analytical mind-set to collect, review and analyze financial data.

Are self-motivated individual with a strong work ethic and a high level of attention to accuracy and detail.

Have excellent leadership, interpersonal, verbal and written communication, problem solving, project management, presentation, negotiation, and conflict resolution skills.

Have a flexible attitude towards a variety of work tasks as is required in a small working group.

Please note this is a 14 month contract opportunity.
