Chevron Australia Downstream is seeking to appoint a Property Analyst who will effectively and efficiently carry out management of leased and sub-leased commercial properties and work with the Property Specialists to ensure compliance. Reporting to the Asset Optimization Manager, this exciting opportunity is based in Brisbane or Perth. The role will support the heavy back-end activities of the Property Specialists, allowing them to focus on new site acquisitions and retention of existing business to grow overall volume and underpins the CAD growth strategy and business plan. Requires ability to foster good working relationships with internal stakeholders (Sales, Retail, Finance, Shared Services), Landlords and the public, with the ability to provide efficient and timely response to client requests. Solution oriented \xe2\x80\x93 with demonstrated excellent communication and presentation skills, and high degree of attention to detail.

Responsibilities for the position include, but are not limited to:

  • Lease Management and Analysis - Maintain an up-to-date tenancy register of all original lease, licenses and arrange for safe storage. Ensure compliance with all lease / sublease commitments. Invoicing and rent management. Assist Property Specialists with finalizing lease documentation and execution.

  • Repairs, Maintenance and Site Works - Working closely with the Maintenance and Construction team to manage property related maintenance. Reviewing leases to determine asset ownership and responsibility to repair/replace. Obtaining landlord approvals and consents. Recovery of capital costs where works are deemed to be landlord responsibility. Maintaining clear lines of communication with relevant stakeholders to facilitate works.

  • Lease / Sublease Management - Assist in the management of existing and new property leases / subleases. Calculating and monitoring rent increases and annual reviews. Ensure all rental and other charges are paid and invoiced in accordance with the lease / sublease requirements (including remittance and landlord payment queries). Reconciliation of outgoings and required. Conduct relevant lease reporting (including fuel volume disclosures)

  • Insurance and Bank Guarantees - Arrange for review of insurance cover as required under the lease obligations. Manage bank guarantees as appropriate under the lease.

  • Maintaining the shared Property Inbox


Experience:

  • Minimum three years\xe2\x80\x99 experience in a Commercial / Retail Property related role is highly desirable

  • Experience in Property management / Lease management / Tenancy management or Financial / Analytical role

  • Oil Industry and client-side Property Management experience is highly desirable.

  • SAP and Lease Eagle experience (preferred though not required)


Skills and Key Competencies:

  • Proficient in the use of Microsoft Office Package and must have intermediate skills in Excel

  • Demonstrated excellent communication and presentation skills.

  • High degree of attention to detail

  • Ability to work autonomously and to handle pressure and multiple tasks.

  • Proven ability in analytical thinking and solution orientated.

  • Ability to maintenance good working relationships with internal work groups, Landlords and the public

  • Ability to provide efficient response to client requests.
