Job Description


Overview

Reporting to the General Manager and directly supporting the Property Manager in the Real Estate Management Services Group, the Project Manager will be expected to work independently and collaboratively managing all aspects of capital expenditure construction projects, working closely with engineers and architects to develop plans, establish timetables, and determine labor and material costs. The Project Manager will be responsible for ensuring the project is completed on budget and within scope. The Project Coordinator will be responsible for hiring and managing subcontractors, procuring permits, and ensuring all aspects of the project are up to code. Project planning, time management, risk management, creating benchmarks, managing the budget and managing relationships are all basic requirements and key functional responsibilities of the Project Coordinator.

Responsibilities

  • Plan, schedule, organize, direct, control and evaluate construction and CapEx projects from start to finish according to schedule, specifications and budget
  • Carry out and control all project administration, including cost control, schedule control and change order administration
  • Process all CCN\' s (contemplated change notice) and CO\'s (change orders), keeping cost tracking up-to-date and ensuring all Client approvals are received prior to approving CO\'s
  • Engage all design professionals (eg: architects, consultants, engineers, contractors et c.) on behalf of clients Oversee the activities of the construction manager or general contractor
  • Review all project drawings and specifications to ensure they adhere to all applicable codes. Provide input and direction on compatibility with existing buildings and equipment. Notify Consultants of any errors, omissions, in drawings and specifications Provide alternatives, with a focus on cost saving measures
  • Review all bid packages and provide summaries of project cost vs. budgets
  • Prepare project status reports and mont hly cost vs budget analysis for reporting to internal teams and Clients Liaise with key stakeholders and clients through regular communication and providing detailed updates on project status
  • Prepare construction minutes for all meetings
  • Review and approve all progress draws monthly, including holdbacks, with signed Statutory Declarations and any other documents required by the construction act, to ensure cost tracking is kept current
  • Ensure that project milestones/goals are met and adhere to approved budgets
  • On site monitoring of safety and security with focus on compliance with MOL Occupational Health & Safety Act
Qualifications
  • Proven ability to manage numerous projects at various stages at any one-time
  • Ability to take on the responsibility for and manage projects end-to-end
  • Ability to create and manage a project budget and schedule Comfortable with cloud-based software and online file sharing Exceptionally well organized, with time, money, and files
  • Self-motivated and self-organized
  • Attentive, responsive, proactive, and action oriented
  • High functioning in a fast-paced environment with ability to prioritize competing priorities Effective listener and communicator
  • Innovative and entrepreneurial
  • Comfortable with both collaborative and solitary work
  • Creative, analytical, and strong technical skills
  • Must possess a valid Ontario Driver\'s license and on occasion, be able to attend afterhours or weekend project
  • activities or travel within Ontario
