Role Description
The QuadReal Digital Buildings group was created to digitally transform QuadReal\xe2\x80\x99s real estate portfolio across all asset classes. The group is responsible for all elements of technology in the built environment \xe2\x80\x93 from connectivity, to building systems & integrated \xe2\x80\x9csmart\xe2\x80\x9d platforms, to digital customer experiences. We focus our efforts on new development projects and across the existing portfolio of QuadReal buildings, both domestically and in international markets. Project Manager, Digital Buildings is a key role in support of delivering the Digital Building\xe2\x80\x99s team overall value proposition and implementation of the digital strategy; effectively leading execution of digital building projects in the existing portfolio and new developments both domestically and internationally. The role will focus on driving technology and digital standards across all built environments. This role will support QuadReal development, operations and Joint Venture Partner stakeholders across all asset classes while managing various partners involved in new construction and retrofit projects including architects, consultants, general contractors, master system integrators, trades, vendors, and product manufacturers. Governance will cover all stages of the project life cycle to drive successful outcomes aligned with each project\xe2\x80\x99s unique digital strategies.
Responsibilities

• Work with new development and existing portfolio teams to ensure early engagement and adoption of our Digital Building Playbooks
• Ensure project-wide alignment with the Development & Digital Buildings Process Map \xe2\x80\x93 tracking, reporting, and getting sign-off at all milestones
• Develop Digital Building budgets, working closely with vendor partners to establish appropriate design patterns, scopes of work and CapEx / OpEx pricing
• Work closely with technology consultants to both identify and support project requirements
• Drive the incorporation of Digital Building Playbook specifications & requirements \xe2\x80\x93 across M&E, building systems, and technology \xe2\x80\x93 on all new development and existing building retrofit projects
• Create digital enablement specifications for specialty systems and ensure incorporation into design plans & specifications
• Lead the adoption of the preferred vendor / manufacturer list spanning all projects
• Interface with architects, MEP consultants, constructors, vendors, and manufacturers while managing digital building technology partners
• Work with Master System Integrators supporting the delivery of the Integrated Building Management Platform, use-cases and user-journeys
• Create agendas and lead various project coordination calls and vendor workshops
• Support all M&E, building system, and technology RFP\xe2\x80\x99s \xe2\x80\x93 pre-tender, post-tender, participate in vendor interview, and review of Letters of Recommendation and contracts
• Meet with QR Development & Operations regularly to present digital building budget updates and cost monitoring & tracking
• Working with technology partners, create IoT sensor design patterns for incorporation into divisional plans
• Vet various vendors \xe2\x80\x93 hardware, software platforms and IoT technologies to identify opportunities that align with the digital strategy
• Actively look for opportunities to reduce vendor costs and over scoping while leveraging technology to provide found cost savings
• Ensure new system installations meet requirements for connectivity to the Converged Building Network
• Support Digital Buildings Director, Building Connectivity with telecommunication and connectivity deliverables
• Act as Digital Building\xe2\x80\x99s EV charging, metering and smart parking technology Subject Matter Expert
• Work closely with QR Operations to ensure high value use cases and user journeys are appropriately defined and executed
• Support the commissioning of IoT devices, Integrated Building Management Platform, ICT and specialty systems
• Support the deliverance of customized tenant / resident applications and software platforms
• Assist with the deployment of proof-of-concept (PoC) and innovative technology pilots

Skills, Knowledge & Experience

• 7 years in building construction, retrofit, service and project management fields
• Experience with technology, building systems and M&E deployment in new construction and existing buildings
• Project management experience & reporting skills specific to buildings
• Detailed understanding of the construction & development process
• Understanding of building equipment and system operations including but not limited to M&E, mechanical controls, lighting, security, energy metering, fire, parking systems, elevators, etc.
• Experience with IT networking, structured cabling, converged building networks and operational technologies
• Understanding of the Internet of Things
• Experience with systems integration, system data structures and commissioning processes
• Experience with sustainability and ESG best practices and implementation
• Understanding of commercial real-estate operations
• Strong technical written and communication skills
• Highly organized with the ability to manage multiple projects simultaneously
• Strong presentation skills
