Be part of the adventure :

Reporting to the Vice-President, Development, you will contribute to the execution of various types of projects requiring a wide range of multidisciplinary pre-development studies, which will subsequently be used to determine the exact scope of work and identify issues that may arise at each project phase.

The selected candidate will join a growing organization and work with a dynamic, innovation-minded team committed to actively fulfilling established priorities, the ultimate goal of which is to create and maintain value for the Ivanho\xc3\xa9 Cambridge portfolio.

In your capacity as Senior Project Manager, Development, you will be in charge of planning, organizing and supervising real estate development projects across Canada and the U.S.

You will coordinate and oversee various studies carried out by a team of external professionals selected specifically for each project. You must ensure that all of the stages in the planning process are executed properly. To do so, you must have a solid grasp of the contents of these studies and progress reports in order to relay this information clearly and concisely to in-house team members and management.

You will contribute to seeking out and analyzing structured real estate transactions and to supporting due diligence, working closely with internal and external stakeholders. You will also contribute to evaluating the performance of Ivanho\xc3\xa9 Cambridge\xe2\x80\x99s partnerships.

Main duties:

Conduct feasibility studies for prospective development projects;

Assess external partnerships to determine whether they can contribute effectively to the Company\xe2\x80\x99s development objectives; oversee development due diligence (title search, environmental assessments, property valuation reports, zoning, permits, etc.);

Seek out and hire additional specialized consultants to meet specific project needs;

Work closely with various internal teams and consultants to assess real estate development projects and opportunities to acquire land for future development;

Coordinate communication with various project stakeholders (internal teams, consultants, contractors, tenants, etc.);

Issue the required budget and scheduling estimates at various stages in the planning process;

Oversee project governance, budgeting, cost control and scheduling throughout the project; make recommendations if any problems or discrepancies arise;

Identify and anticipate potential risks from a cost or scheduling standpoint; monitor active risks and report on their status to management until they are resolved;

Coordinate and monitor pre-development studies and all project documentation;

Supervise construction project development and planning: manage budgets and schedules; oversee project construction, ensuring that quality standards are upheld and deliverables are completed on time;

Coordinate value engineering activities, optimize budgets and streamline schedules, as required;

Oversee tendering activities, analyze bids and issue recommendations on awarding contracts in accordance with established governance requirements;

Administer contracts, changes and payment requests;

Coordinate construction activities with the operations team and ensure that any interruptions in retail activity or tenant inconvenience is kept to a minimum;

Serve as the liaison between tenants and owners for all construction operations;

Attend internal meetings and see that the necessary status reports are prepared for various Ivanho\xc3\xa9 Cambridge departments;

Recommend all necessary actions aimed at maintaining or improving physical qualities of properties;

Research and monitor target markets and actively seek out the latest information in order to be able to accurately assess projects and opportunities in target markets;

Prepare various analyses as requested by the Head of Canada.

The key to success!

Bachelor\xe2\x80\x99s degree in a relevant discipline;

Five to ten years of experience in managing complex construction projects;

Solid technical experience in planning and managing development and redevelopment projects of all kinds, from pre-construction through to final delivery;

Relevant experience in acquisition of land for future development, due diligence for developments and acquisitions, evaluation of external partners and construction management;

Extensive background in preparing estimates for major projects and in developing schedules for complex, multiphase and multifaceted undertakings;

Excellent communication and negotiation skills;

Ability to manage multiple projects simultaneously;

Good knowledge of applicable construction regulations and standards;

Excellent project management, planning and budgeting skills;

Experience in managing teams and working with subcontractors and suppliers;

Ability to establish productive working relationships with internal and external stakeholders;

Proactive, innovative and results-oriented, with a team mindset;

Ability to work under pressure and with tight deadlines;

Ability to distill information effectively, and a disciplined approach to executing tasks;

Proficiency in Microsoft Project, PowerPoint, Word and Excel;

Availability to travel within North America;

Availability to work flexible hours;

Excellent written and spoken French and English, and strong business writing skills; ability to work effectively with national partners on development projects across Canada. Oral and/or written interactions with external partners based outside Quebec (service providers, law firms, peers, bankers, brokerage firms, credit analysis firms, credit agencies, etc.)
