Prepare cash flow forecasts for the projects and cash requirements
Prepare financial models, investor ratios and scenario analysis to present
Using prescribed tools, prepare cost to date and cost to complete reports
Analyze project costs versus budgets and document variance for discussions with Project Accounting Manager and respective Project Managers
Assist Director, Financial Planning and Analysis with preparation of project information packages to attain financing from chartered banks or private equity
Prepare bank reconciliations, prepare, and record journal entries to record loan, interest and bank charges. Manage cash receipts and disbursements
Prepare statement of adjustments for closings and record closing journal entries, after approval by Project Controller
Prepare and file (after approval by Project Controller) HST returns and assist Project Controller to respond to inquiries from CRA regarding HST reviews, audits, and any other related matters. Follow up on outstanding ITC refunds. Prepare HST monthly tracking report for the CFO
Organize and review cheque runs for accuracy and timeliness, validate contents, and identify cash requirements
Review and reconcile purchaser deposits. Enter cash receipts
Review and reconcile broker commission payable to 3rd party and internal sales agents
Prepare applications for new projects for Tarion, Builder's Risk and GCNA insurance set up
Review and reconcile merchant account transactions and record upgrade deposits
Review and book accruals based on discussions with AP coordinators and project managers
Prepare required schedules and submissions for approval by Project Controller for bank and equity funding
Lead transition of financial data from legacy accounting program while providing insight and recommendations on workflow and accounting functions
Prepare ad-hoc financial reporting package for monthly internal meetings and assist with various accounting functions as necessary
Summary of professional qualifications and key competencies
About You
3-5 years of Project accounting experience in real estate development environment preferred
Experience with NewStar; advanced skills in excel and word
Ability to prioritize workload to meet deadlines; organized, detail oriented with excellent analytical and communication skills and ability to work with people at all levels
Salary
$85,000/year
