Operations Supervisor

We are looking for a diligent, highly motivated Operations Supervisor to join our team at Southcentre Mall. In this role, you will responsible for supervising the maintenance staff for the building, overseeing the operational contracts, perform building inspections, deal with customer complaints/concerns, assist with managing the operations budget, and perform all other duties as required by the Operations Manager.

As a member of this team, you will be responsible for:
Building Maintenance:

  • Ensure there is proper coverage for all buildings.
  • Monitoring building operating and information technologies systems
  • Ensure work orders are completed in a timely fashion.
  • Provide direction and assistance to staff.
  • Perform daily building presentation, cleaning, and elevator inspections to identify trends or safety concerns, documenting findings and seeking practical cost-effective solutions for rectification or management.
  • Assist in ensuring all related Mechanical, Electrical, Building Automation, Smart Building systems and equipment operate at maximum efficiency by implementing clear and concise operating procedures.
  • Perform and manage all employment related matters for direct reports.
  • Trend analysis of 310maxx data to recommend efficiencies to building operations.
Building Contracts:
  • Third Party scheduling for Preventive Maintenance and monitor existing contracts in place-Liaise with building suppliers and contractors including HVAC, electrical, plumbing etc.
Manage Operations Budget:
  • Assist the Operations Manager in creating and maintaining the operations budget.
  • Input budget figures and completion of forecasting.
  • Monthly reviews of budget figures and manage spending.
Tenant Liaison:
  • Liaise with tenants and assist with requests.
  • Participate in CRM's.
  • Quality assurance for 310MAXX and addressing 310 Maxx assignments efficiently through to completion.
Assist Operations Manager as required:
  • Price out misc. jobs/products.
  • Assist with execution of capital programs and building construction.
  • Assist with coordinating onsite tenant construction works, ensuring correct protocol to Oxford standards are met and as-built documentation is provided and filed.
  • Assist with monthly/quarterly reporting.
  • Assist with planning, updating, organizing and administer the preventative maintenance program by assigning tasks and ensuring timely completion.
To succeed in this role, you:
  • Have completed High School.
  • Have proven management and supervisory experience, minimum 3-5 years
  • Possess strong experience with electrical, mechanical systems including HVAC and life safety systems
  • Are competent in Microsoft Office programs.
  • Occasional scheduled after hours and weekend work
  • Occasional after hours and weekend on call duties as required / as per business needs
  • Have exceptional skills in communications, organizational, interpersonal and time management.
  • Embrace collaborative sharing of knowledge within a teamwork environment.
  • Are driven to achieving results and continuously striving to deliver the highest performance through creative thinking.
  • Are a safety orientated and responsible for correcting safety issues that they become aware of in their areas.
  • Have proven experience in exercising good judgement under pressure.
