Job Title Marketing Manager

Summary Oversee the 2.1m sq ft CORE portfolio\xe2\x80\x99s retail and office related marketing initiatives. Develop, implement, and execute the annual retail marketing plan, and manage the office tower customer service related initiatives and offered amenities. Lead the creation of new partnerships, programs and events to drive brand awareness and elevate brand identity for the portfolio.



Key Accountabilities

Marketing Strategy

  • Development of the annual marketing strategy that markets all aspect of the CORE portfolio including the retail, office towers, fitness center and any other building amenities.
  • Implement all marketing plans, strategies, and tactics to ensure the highest standards of execution.
  • Responsible for preparation, direction, management, tracking and reporting of the annual marketing budget.
  • Regular monthly, quarterly and annual reporting of key results as they relate to marketing programs, including sales, traffic, social media and digital analytics.
  • Creation of promotional, advertising and marketing programs to enhance profile of the
portfolio with the goal of driving customer service, sales and increasing customer traffic.
  • Oversee development and implementation of all promotional activities and special events
  • Oversee and manage the day-to-day operations of the marketing team, including marketing assistant and Guest Services staff
Leasing
  • Work along-side Leasing to develop and regularly update information packages for prospective tenants, as required to augment leasing and marketing efforts, and keep market and customer information current.
  • Manage vacancies and create visually appealing windows to minimize appearance and entice lease opportunities.
Tenant Management
  • Analyze monthly sales reports with Director of Property Management to identify sales promotion opportunities.
  • Organization annual retailer meetings, as well as regular communication with CORE retailers and managers through in person meetings, emails and monthly and quarterly updates
  • Establish key contacts at retailer head offices to assist with development and support for all marketing programs.
  • Work with retailers on advertising opportunities and marketing strategy as needed
  • Evaluate local/regional retailers as potential tenants.
  • Manage the VTS Activate platform to maximize office tenant satisfaction of office tower customer relations initiatives.
  • Introduce organized perks and customer culture to the engage office tenant occupants.
ie. Curate bespoke offerings such as: book clubs, theatre groups, yoga classes, Easter egg hunts, and even bringing in artists-in-residence. The objective: enhancing the workplace experience to assist businesses in their quest to be an attractive place to work.

New Partnership Development
  • Source sponsors and partners to elevate brand and drive revenue/reduce costs for marketing budget throughout the year, including key sales periods.
  • Negotiate contra opportunities with select partners to maximize dollars spent.
  • Lead the development and execution of the annual Holiday/D\xc3\xa9cor Event Strategy.
  • Source associated holiday sponsorship and partnership opportunities where possible.
  • Work directly with the Calgary Parks department to maximize the Devonian Gardens as an asset to the CORE.
Sponsored Events
  • Create a targeted event strategy to implement signature events (including Holiday) throughout the year. Initiate committees if required to unite contacts and optimize resources.
  • Organize events to build community for the CORE properties including retail and office
  • Be the key contact for the CORE with the Calgary Downtown Association (CDA), Tourism Calgary and other community groups to optimize all marketing opportunities and drive new ideas to promote shopping downtown.
  • Leverage the Devonian Gardens event programming to CORE retailers, shoppers and the community to drive tourist traffic and local participation.
Communication & Reporting
  • Setting and implementing social media, email and app communication campaigns to align with marketing objectives for the CORE property as a whole
  • Communicate with all departments to ensure brand consistency across the entire portfolio
  • Participate in owners\xe2\x80\x99 meetings as required to review new development and marketing program results, etc.
  • Lead regular team meetings to provide strategic direction and encourage idea sharing and generation among CORE marketing staff and suppliers.
  • Review monthly expense allocations to ensure budget control and accountability.
  • Oversee the preparation of monthly reports and provide an analysis of results with recommendations.
Education & Experience:
  • Education Level: Post-secondary education preferred (college or university, or equivalent experience in marketing.
  • Strong knowledge of the local, national, and international retail landscape.
  • Major Specialties: Experience in branded partnership marketing and special events, advertising (including traditional, media, digital and social marketing mediums) and public relations/publicity programs.
  • Must present a professional image in line with company values to cold-call, network, and build lasting relationships within the retail, tourism and events community, both locally and nationally.
  • Established relationships with local and regional retailers as well as Calgary\xe2\x80\x99s corporate and community associations is a definite asset.
  • Must be an effective communicator to a variety of management and ownership levels.
  • Experience launching community initiatives
  • Hands on experience with social media management for brands
  • Ability to interpret website and foot-traffic and customer engagement metrics
  • Must be extremely multi-task oriented, self-motivated, and able to work independently with minimal supervision.
  • Excellent inter-personal and communication skills; excel at working in a fast-paced team environment.
  • Strong organizational skills
  • Strong computer knowledge of Microsoft applications, internet/web capabilities and social media applications.
  • Positive attitude, upbeat personality and overall enthusiasm for the role is key
  • Ability to negotiate, source quotes from multiple suppliers as needed
  • Understanding that creativity is a key asset, especially when it comes to creating upscale, professional events and promotions on a low budget
  • Flexibility with hours is key \xe2\x80\x93 evening and weekend events, especially around the holiday season will be required
