Canadian Tire Real Estate Limited (CTREL) is a division of Canadian Tire that has responsibility for the end-to-end real estate lifecycle of over 1,800 of the Corporation\xe2\x80\x99s retail and corporate locations across Canada, including the Canadian Tire Retail Stores, PartSource, Canadian Tire Petroleum Gar Bar, Party City, Mark\xe2\x80\x99s Work Warehouse, Sport Chek, and Atmosphere banners. Within CTREL, the Occupancy Cost Administration team provides oversight, analysis and reporting of occupancy costs and revenues for CTREL\xe2\x80\x99s large and diverse portfolio of leased and owned properties. Reporting to the AVP, Real Estate Operations, the National Manager, Lease Costs will lead and coach a team of Occupancy Cost Managers and Analysts tasked with processing monthly and weekly rent rolls, minimizing occupancy costs through audits of landlord reconciliations, and maximizing tenant income opportunities. The Manager will also play a key role in further leveraging the reporting and functional capabilities of our Lucernex Lease Management system, and will collaborate with the accounting, FP&A, development, lease abstraction and property management teams to ensure a smooth exchange of information between teams.

What you will do

Lead the monthly rent roll variance analysis and approve and process the monthly and weekly rent exports from the Lucernex Lease Management system, ensuring payments and billings are accurate and on-time, are in accordance with the lease, and conform to Corporate Key Controls.

Drive Occupancy Cost Savings and Income Tenant Revenue gains by leveraging your expert knowledge of leases and related costs, and mentoring your team as they perform their reviews and audits of landlord reconciliation and rental invoices and tenant billings

Consistently improve engagement and performance of your team through effective and inclusive performance management

Assume ownership of Lucernex and work with the CTREL and vendor teams to innovate and continuously improve the analytical, data mining, reporting and process/control capabilities of the system

Act as custodian and performer of corporate key controls relating to rent processing

Ensure that specified standards and policies are adhered to in accordance with management policies and procedures including Standard Operating Procedures. Develop, modify and customize Standard Operating Procedures as required

Embrace our Stronger Together core value and effectively communicate, negotiate, and collaborate with key stakeholders such as other CTREL teams, accounting, FP&A, landlords and dealers when they have occupancy cost questions or require information from Lucernex

Respond to internal and external auditors for costs and controls under your management

Travel periodically to meet team members in Calgary and Montreal

What you bring

Post-secondary education in a related field (or commensurate experience). An accounting designation or accredited commercial real estate designation would be considered an asset.

A minimum of 10 years\xe2\x80\x99 experience managing occupancy costs for a large, diversified portfolio of real estate assets for a retailer.

5+ years of effectively managing a team of Lease Administrators / Occupancy Cost analysts who perform analysis of landlord year end occupancy cost reconciliations and landlord rental notices, and consistently improving engagement and performance of those teams

Ability to manage team members remotely

Experience approving and processing a large rent roll for a retail tenant.

Experience being the owner of a Lease Management system and/or being in charge of the implementation of such a system (previous experience with Lucernex Lease Management considered an asset).

A history of driving improvements to processes, systems and reporting related to leases and occupancy costs management

Excellent Communication (Bilingual in English and French preferred) and presentation skills

Ability to operate in a complex work environment that is sometimes ambiguous

Ability to travel 3-4 days per quarter
