Job Description

The Manager, Maintenance is responsible for leading the day-to-day maintenance operations of a scattered-unit social housing portfolio. This includes overseeing routine repairs, preventive maintenance, and tenant-generated work orders to ensure units are safe, functional, and well-maintained. The role provides direct leadership to the maintenance team and collaborates closely with the Tenant Services and Capital Projects teams to align short-term maintenance activities with long-term capital planning objectives.

Mandatory Qualifications



G licence and access to reliable vehicle/willingness to use personal vehicle Minimum 2 years of progressive experience in maintenance leadership, ideally in social housing or property management; equivalent field experience will also be considered. Excellent written communication skills, including the ability to draft clear maintenance documentation, staff instructions, and contractor correspondence. Demonstrated experience working with diverse stakeholders and tenant populations, including the ability to build rapport quickly and professionally. Strong applied research skills, with the ability to investigate and assess construction methods, building materials, and home maintenance practices. Proven attention to detail and accuracy in inspecting work, reviewing reports, and monitoring service delivery. Excellent problem-solving skills, with the ability to troubleshoot issues quickly and adapt in dynamic situations. Technologically savvy, with the ability to learn and optimize new software tools, including work order systems and mobile inspection platforms. Experience leading a team. Strong knowledge of building systems (HVAC, plumbing, electrical) and familiarity with Ontario building codes and safety regulations. Proficiency in more than one language is considered a strong asset.

Key Responsibilities



Maintenance Operations



Lead the maintenance team in addressing daily work orders and preventive maintenance tasks. Ensure proper triaging of maintenance requests and compliance with service standards. Oversee tenant generated work order system to ensure timely and efficient resolution of requests. Implement systems for scheduling, monitoring, and reporting on maintenance activities. Collaborate with Operations and Tenant Services team to identify recurring issues that may benefit from tenant engagement and education. Audit contractor performance to ensure timely completion and high-quality workmanship.

Capital Project Coordination



Maintain a dotted-line relationship with the Capital Projects team to ensure integration between maintenance and capital planning. Escalate issues that require capital renewal and help inform long-term asset management strategies. Communicate trends and maintenance data that may influence capital budgeting and planning.

Team Leadership and Development



Provide leadership, coaching, and performance management to maintenance techs and admins. Conduct weekly check-ins with the team to review priorities, challenges, and safety matters. Ensure adherence to safety protocols and regulatory compliance, including use of PPE and proper procedures.

Budget and Resource Management



Manage the maintenance budget, ensuring cost-effective use of resources. Make recommendations for cost savings and efficiency improvements.

Other Duties



Perform other tasks as assigned in support of the organization's mission and goals.

Working Conditions



Participation in after-hours on-call rotation is required. Regular travel to units across the city (vehicle access may be required). Hybrid role combining office-based planning and field inspections. Work may involve entry into challenging environments requiring PPE and sensitivity to diverse tenant communities.
Job Type: Full-time

Pay: $76,000.00-$90,000.00 per year
