Position Summary:
We are seeking a reliable and hands-on
Property Manager/Maintenance Coordinator
to oversee the day-to-day operations of a 48-unit residential property. This dual-role position combines property management responsibilities with basic maintenance tasks to ensure smooth operation, tenant satisfaction, and asset preservation. This position will directly be reporting to the Director of Acquisitions. This position is currently Part-Time, with the potential to turn into a Full-Time position.
Key Responsibilities:
Property Management
Serve as the primary point of contact for tenants, vendors, and contractors.
Handle tenant communications, leasing inquiries, and unit showings.
Screen applicants, coordinate lease signings, and manage lease renewals and terminations.
Enforce lease terms and community rules.
Collect rent, issue notices, and follow up on delinquencies.
Conduct regular inspections of units and common areas.
Coordinate repairs, renovations, and preventative maintenance schedules.
Maintain accurate records of expenses, work orders, leases, and tenant communications.
Manage budgets and ensure cost-effective property operations.
Ensure compliance with local housing laws, safety codes, and regulations.
Maintenance
Perform minor repairs including plumbing, electrical, carpentry, and appliance troubleshooting.
Respond promptly to maintenance requests and emergency situations.
Monitor building systems and perform routine upkeep of common areas (lighting, HVAC filters, etc.).
Oversee contractors for larger or specialized repairs.
Maintain grounds and ensure cleanliness and safety of property exterior.
Track and manage maintenance inventory and supply ordering.
Qualifications:
Proven experience in property management and/or building maintenance.
Strong understanding of residential rental laws and regulations.
Basic skills in plumbing, electrical, and general maintenance tasks.
Strong organizational, problem-solving, and communication skills.
Ability to handle emergency situations calmly and effectively.
Proficient in property management software and Microsoft Office.
Valid driver's license and access to a vehicle.
Ability to work occasional evenings/weekends as needed.
Preferred Qualifications:
Certification in property management (e.g., RPA, CPM, or equivalent).
HVAC, plumbing, or electrical certification is a plus.
Bilingual (French/English or Spanish/English) is an asset, depending on tenant demographics.
Compensation:
Competitive salary commensurate with experience

Expected hours: 10 - 20 per week
