Job Description

Position Overview

The Manager, Leasing & Property Management, is responsible for overseeing the leasing strategy and day-to-day property management of a portfolio of commercial real estate assets, including office, retail, and/or industrial properties. This role focuses on maximizing occupancy, rental income, tenant satisfaction, and asset value while ensuring operational excellence and compliance with all regulatory and contractual obligations.

Roles and Responsibilities

Property Management:

Oversee day-to-day operations of the portfolio including maintenance, repairs, and capital improvements.

Manage property budgets, operating expenses, and capital expenditure planning.

Ensure timely rent collection, operating cost recoveries, and arrears management.

Coordinate service contracts, vendors, and contractors to ensure high performance and value.

Ensure compliance with health and safety, environmental, and regulatory standards.

Tenant Relations:

Serve as the primary point of contact for tenants regarding operational issues.

Resolve tenant concerns promptly and effectively to maintain strong relationships and tenant retention.

Conduct regular site visits and inspections to ensure operational and aesthetic standards.

Execute leasing strategies to maximize occupancy and rental income.

Negotiate lease agreements, renewals, expansions, and terminations in collaboration with senior management, legal counsel and brokers.

Build and maintain strong relationships with tenants, brokers, and prospective tenants.

Track lease expirations, options, and critical dates; ensure timely action.

Financial & Reporting:

Prepare and manage annual operating and capital budgets.

Provide regular reporting to ownership/asset management on leasing, operations, and financial performance.

Monitor variances, analyze trends, and recommend corrective actions.

The successful candidate will possess:

College Diploma or Bachelor's degree, or a Real Estate/Business related certificate (Ontario Real Estate License, CPM/RPA designation an asset).

Minimum 3-5 years of experience in commercial leasing and/or property management and building operations.

Strong knowledge of commercial lease agreements, property operations, and contracts.

Excellent communication and relationship management skills.

Proficient in property management software (e.g., Yardi, MRI) and Microsoft Office Suite.
