This position requires a self-motivated individual who can work effectively with minimum supervision. Must possess excellent customer service skills and be able to interact with residents, co-workers and visitors. Involvement in all aspects of building operations including monitoring of building environment and equipment, energy management, maintenance of life safety equipment, preventive/predictive maintenance, electrical systems, plumbing systems, fire and emergency plans. While performing any and all duties of the position the employee will work in a safe and healthy manner and will follow the regulations outlined in the Occupational Health and Safety Act as outlined in the organization Health & Safety Policy, Infection Control and safe work procedures.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Include the following, other duties may be assigned:
Monitors operation of building equipment. Identify and report all abnormal system functions to Support Services Manager.
Monitors utility consumption.
Monitors and maintains air, water and humidity levels in building environment.
Performs preventive/predictive maintenance duties.
Trouble shoots and maintains low pressure steam boilers, hot water boilers, low voltage electrical equipment, life safety systems, HVAC systems, laundry systems, compressors, pumps, water treatment systems and building envelope components.
Provide on-call support.
Cleans work area, tools, and equipment.
Performs routine inspections and test of building and equipment.
Attends all mandatory in-services according to John Noble Home Policies and Procedures.
QUALIFICATIONS

One year certification from college of technical school; Gas Fitter II certificate, Plumbing, Electrical, HVAC trade certificate, Facilities Systems Technician.
Current valid driver's license.
Yearly training, Fire/Emergency, Asbestos Type Two removal and fit testing, Roof Top tying off, Spill and WHMIS.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization. Computer Skills is an asset.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
HEALTH AND SAFETY RESPONSIBILITIES
Performs all work in accordance with John Noble Home Policies and Procedures and the Occupational Health and Safety Act as related to Long-Term Care.
Attends all mandatory in-services according to John Noble HomePolicies and Procedures.
Ensure all equipment and personal protective equipment is inspected regularly and maintained.
REASONING ABILITY
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Aware of the chemicals you are using and how to use them safely. Check that spray bottles are labeled and know where to find the MSDS on the chemicals you are using.
Know where the eye wash stations are located.
Report any incidents or accidents immediately to your supervisor.
Store all equipment and materials in a safe place. All chemicals must be kept in a locked area.
When equipment or materials are broken, report to Maintenance through a work order and if you feel it is a hazard, remove from use or tag out.
