Ensure guest satisfaction by diagnosing problems, implementing solutions quickly, and performing the necessary mechanical adjustments to the facility systems and equipment.
The responsibilities of this position include:
Operates and executes preventative maintenance, trouble shooting and repairs to building, HVAC, plumbing, boilers, mechanical systems and hotel client complaints by:
Checking controls, electrical/pneumatic and safety devices
Calibrating and repairing thermostats
Calibrating/adjusting/repairing and replacing reheat valves, coils, VAV volume controllers and their terminal components
Testing and making minor adjustments to the air and hydraulic delivery systems
Responding to Indoor Air Quality complaints
Monitoring and adjusting the Building Automation System and Life Safety Systems to maintain comfort levels and operating efficiency
Ensures a comfortable atmosphere in all areas by performing preventive maintenance lubrication and adjustments to all air handlers, pumps, fans and rotational equipment including pressure cleaning coils, replacing filters, changing motors, aligning drives, replacing belts, bearings and mechanical seals, and their component parts
Completes daily operating records, log books and efficiencies by:
recording water treatment tests and adjustments
recording engineering status tests on boilers, pumps, motors and HVAC equipment
recording, monitoring hydro, gas, water consumptions
Completes assigned work orders and preventative maintenance record logs.
Assists in the development and maintenance of the computer aided maintenance system
Enters and modifies equipment data including recommending changes to data, procedures and schedules
Responds to the needs of hotel guests as dispatched, including performing preventive maintenance or repair requests on all in-house systems and equipment such as: telephones, TV's, locks, plumbing, HVAC and electrical equipment to ensure their effective operation
Performs cosmetic repairs to ceilings, walls, tiles, carpets, washrooms, windows, floors, window coverings and furniture including painting, cleaning, and basic carpentry duties
Maintains effective lighting by checking fuses and circuitry and replacing bulbs and ballasts in all areas of the Hotel inside and out
Performs housekeeping duties within the mechanical and electrical rooms
Receives and distributes materials/supplies and assist in maintaining accurate inventories
Handles guest concerns, compliments and suggestions in a professional manner, using LEARN processes and principles
Follows all company and job-specific safety policies, and reports any accident and/or hazard immediately
Pool maintenance
Undertakes special projects and other duties as assigned
All other duties as assigned.
The successful candidate will have the following qualifications:
Minimum High School Diploma or equivalency
BES (Building Environmental Systems) Certified OR Licensed Millwright/apprentice
Five (5) years building maintenance experience required, hotel environment preferred
Minimum 3 years HVAC experience
Previous trade (electrical and/or plumbing) experience an asset
Experience in pneumatics, mechanics, and controls
Experience with computerized preventative maintenance systems
Excellent mechanical and electrical skills
Logical approach to problem solving
Strong organizational skills
Good communication, interpersonal and customer service skills
Ability to read blueprints and technical data
W.H.M.I.S. Training Certificate
Working knowledge of the Occupational Health and Safety Act
Works in a well-ventilated and temperature controlled space
Long periods of time spent standing, with frequent bending
Must be able to lift a minimum of 50lbs
Exposure to various cleaning agents, paints, and varnishes
Must be able to work days, evenings, and weekends
