Job Description

GENERAL SUMMARY:



Provides an essential level of property maintenance knowledge. Position has overall responsibility for maintaining the building, grounds, and physical plant with particular attention towards safety, security, and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance, and energy conservation. Develops and implements strategies that will deliver products and services, which meet or exceed the needs and expectations of guests and associates while maximizing the financial performance. Responsible for maintaining standards and regulatory requirements. Leads the emergency response team for all facility issues. This position supports the Management in maintaining the property assets to the highest level by providing direction and supervision to the associates, monitoring various aspects of the daily operation, preparing reports related to department operations, training, evaluating performance and monitoring all PM programs for the property.

CANDIDATE PROFILE:



Education and Experience



High school diploma or GED; 4 years' experience in the engineering and maintenance or related professional area; technical training in HVAC-R / Electrical / Plumbing / Refrigeration / Sewage / Life Safety Systems; valid Maintenance Management certification is a plus.
OR

2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 2 years' experience in the engineering and maintenance or related professional area; technical training in HVAC-R / Electrical / Plumbing / Refrigeration / Sewage / Life Safety Systems; valid Maintenance Management certification is a plus.
Preferred:

Maintenance experience in limited or full-service property with major hotel brand (Marriott / Hilton / Accor / IHG / Hyatt) Ability and willingness to work flexible hours including weekends, holidays, and late nights Ability to communicate and write in both English and French Experience in pre-opening and hotel opening (an asset) Ability to read and interpret architectural drawings Knowledge of the Ontario Health and Safety Act Ability to work in heights and to lift a minimum of fifty pounds Ability to walk the property as needed and to use a motorized vehicle (side-by-side) Knowledge of FOSSE/LIGHTSPEED, Employeur D, Adaco, Microsoft Office Suite (an asset) Problem solving aptitude

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:



Maintains engineering department staffing levels to maintain building and service to guests Establishes daily work assignments, and directs flow of same to completion Reviews all completed work orders, and inspects completed work as needed to ensure accuracy and quality Assists department heads in overseeing any unusual maintenance related to guest complaints Ensures completion to standard of all required preventive maintenance operations established by brand and management company Assists engineers in diagnosis of problems related to equipment malfunction Coordinate all training programs for department personnel Provides supervision/support to engineering department associates daily Ensures maintenance shop adherence to cleanliness and safety standards Maintains storeroom and maintenance shop inventories Attends all required hotel meetings to keep abreast of in-house activities/promotions and events Maintains communications with other departments within the hotel Assist Management in monitoring energy consumption, maintaining equipment and supply inventories Assists Rooms Department in communicating Maintenance Request needs to engineers as needed Assists Management in the preparation of ADA compliance checklist Administers and maintains a key control system, tool control procedures and supply inventory control systems Works with Rooms Department regarding repairs and maintenance of electronic/hard key locking systems to ensure secure nature of all materials, equipment, supplies and information Performs periodic inspections of all property assets to ensure maintenance to standard Interviews, selects, trains, appraises, coaches, counsels, and disciplines departmental associates according to RIMAP Hospitality standards Follows new hire training in accordance with hotel policy Develops with Management all departmental budgets, forecasts, and expense schedules Establishes and ensures adherence to all department and Hotels guidelines, policies, and procedures Reviews/Maintains daily payroll report/records maintaining labor cost within established budgetary guidelines Evaluates individual associates' performance, determines areas in need of improvement or requirements for advancement, establishes goals, objectives and training needs required to achieve same Maintains open communications with all hotel departments to ensure smooth operations and guest satisfaction Create and maintain emergency response plan; water valve location plans and shut-off instructions Organize repair projects in a manner that does not disturb guests Plan and oversee any major renovation and/or construction project Act quickly during any major emergency issue and resolve swiftly (power outage - water floods - etc.) Manage and maintain relationships with contractors and suppliers Other duties as assigned

GUEST SERVICE DELIVERY:



Weekly review of Brand GSS scores and GXP work orders to identify key areas of product improvement and repairs
