The Maintenance Manager is responsible for the supervision and the operation of physical plant services within all Intercare facilities. Ensures building systems and equipment are in safe working condition through the provision of a Preventative Maintenance Program, external maintenance contracts, legislated inspections, and emergency maintenance repairs. Ensures all grounds and parking lots are serviced and maintained as necessary, with the support of outsourced, contracted service providers as and where required.
QUALIFICATIONS:
Possesses a valid 4th Class Certificate or higher or equivalent technical training in building maintenance. Journeyman status in plumbing would be of great value. Similar status in carpentry or electrical would also be an asset.
Minimum of five years' experience in a related position to obtain sufficient practical experience to satisfactorily perform the responsibilities of the position. Extensive knowledge in mechanical, electrical, and building systems with management experience is preferred.
Available for emergency callback as part of the Maintenance Team.
TYPICAL DUTIES AND RESPONSIBILITIES:
Plans work schedules, directs, and supervises the maintenance staff to ensure the standards and procedures as outlined in the Preventative Maintenance Program are met.
Recruits, evaluates, mentors, and carries our progressive discipline (in consultation with the Director, Support Services & Materials Management (SS&MM), Site Administrators, and Director, Human Resources) all maintenance staff, in accordance with applicable Collective Agreements and Intercare policies and procedures.
Ensures maintenance staff receive written performance appraisals as per applicable Corporate Human Resourcepolicies and procedures and union Collective Agreements.
Participates in the review of position descriptions at a minimum of every three years and, as needed, to accurately reflect the Maintenance Manager role and the role of the maintenance staff.
Assists in the development of departmental and organization-wide goals, objectives, policies and procedures in alignment with Intercare's current strategic Plan.
Ensures the implementation and monitoring of specific maintenance activities and programs that address continual quality improvement, risk management, and occupational health and safety.
In accordance with the Preventative Maintenance Program, perform preventative maintenance on all buildings and equipment and prepares/maintains required reports and records.
In consultation with the Director, SS&MM, ensures the provision of required Emergency Maintenance Services and maintenance contracts.
Ensures, through supervision and oversight, the proper completion of all work performed by 3rd party contractors, including the following:
All repairs to malfunctioning and/or out-of-service equipment, ensuring that following completion of repairs the equipment is fully functioning and that all problems have been rectified.
Required maintenance and repairs to all plumbing and electrical infrastructure, heating, cooling, and ventilation systems, and the overall physical plants of all care homes.
Regular inspections of building emergency and safety systems in accordance with Government regulations and Corporate policies and maintain records of completed inspections.
Exterior grounds maintenance and landscaping work, inclusive of spring and fall cleaning of all grounds, lawn mowing, pruning, watering, snow removal, and parking lot and sidewalk maintenance.
General repairs such as drywall work, plastering and painting, replacing tile and other building maintenance and enhancement work.
Delivery and moving of furniture, equipment, and supplies as required.
Reviews, completes, and submits approved invoices, purchase orders, and other paperwork to the Finance Department as required.
Holds regular meetings with the Maintenance Department Team Members.
Practices and promotes conservation best practices of all utilities (e.g. gas, electricity, water, etc.).
Assists the Director of SS&MM in the preparation of the Maintenance Department's annual operating and capital equipment budgets and ensures the Maintenance Department operates within approved budgets, reflecting materials and labour.
Follows all manufacturer's instructions in the installation, operation, and use of all equipment and chemicals.
Maintains an adequate inventory of routine maintenance supplies, tools, and spare parts in accordance with budgetary guidelines.
Coordinates and supervises the work of local tradesmen and other contractors who come onto an Intercare property from time to time as necessary.
Remains knowledgeable of current buildings and other relevant codes and regulations pertaining to the maintenance of the care homes.
Participates in the orientation of new staff, including the ongoing orientation, instruction, and supervision of all maintenance staff and in-house contractors (e.g. Building Enhancement Specialist).
Ensures the provision of a work environment supportive of advancing knowledge and the integration of that knowledge into practice to promote the advancement of high-quality maintenance services.
Leads the evaluation of services provided by the maintenance staff and outside contractors.
Recommends and implements changes which will promote continuous quality improvement in the maintenance department's overall efficiency and effectiveness
