As part of their commitment to high-quality residential environments, they are seeking a professional Live-In Property Manager to oversee one of their residential properties and deliver outstanding tenant experience and operational excellence.

Role Summary



The Live-In Property Manager will live on-site at the building and act as the primary steward of the property operations, tenant relations, maintenance coordination, and administrative tasks. The ideal candidate has experience managing a range of building types--from small/low-rise complexes to high-rise residential towers--and is comfortable taking a hands-on approach, working collaboratively with vendors, contractors, and internal teams to ensure the property is safe, well-maintained, and supportive of the company's vision.

Key Responsibilities



Tenant Relations & Administration



Serve as the on-site contact person for tenants, providing excellent customer service and ensuring resident satisfaction. Manage leasing activities: conduct suite showings, review and process applications, coordinate lease signings, renewals and move-outs. Maintain accurate tenant records, rent roll, move-in/move-out checklists, and other administrative documentation. Monitor rent collections, issue arrears notices, address tenant compliance issues (noise, rules violations), and liaise with the landlord/owner as required. Assist with orientation for new residents and support community building within the property.

Property Maintenance & Inspections



Conduct regular inspections of suites, common areas, exterior grounds, parking areas and building systems (low?rise & high?rise). Identify maintenance needs, coordinate preventative maintenance and repairs with vendors and contractors; track repair completion. Respond promptly to tenant maintenance requests and emergency situations (e.g., plumbing leaks, fire alarm activations, HVAC / mechanical failures). Ensure the cleanliness and functionality of all amenities, hallways, lobbies, elevators, rooftops, etc.

Operational & Safety Oversight



Monitor building security, access control, emergency protocols, and ensure adherence to health & safety regulations (including Alberta tenancy regulations). Have working familiarity with mechanical/electrical/boiler/water systems (or ability to liaise with specialists), especially in high?rise environments. Ensure compliance with fire-safety, WHMIS (where applicable), and other safety standards.

Financial & Reporting Duties



Collect and deposit rent or monitor on?site rent collection; track arrears and provide regular reporting to property management/owner. Keep detailed logs of maintenance, incidents, building inspections and expenditures; submit monthly or quarterly reports. Assist property owner/management in cost-control efforts and budget awareness for building operations.

Qualifications & Skills



Minimum 3 to 5 years of experience in property management (residential sector), including a mix of low-rise and high?rise buildings. Strong working knowledge of Alberta residential tenancy laws, property management best practices, and vendor management. Excellent organizational, communication, interpersonal and customer service skills. Ability to work independently, make sound decisions in emergency situations, and maintain a professional demeanor on-site. Basic handyman/maintenance ability is a strong asset (though not mandatory) - especially for small-scale repairs or oversight. Must be comfortable residing on-site; unit provided as part of compensation package. Proficiency with property management software, MS Office (Excel, Word), and ability to keep accurate records. Valid driver's licence and reliable transportation may be required.
