ABOUT THE POSITION





The Leasing Manager reports to the Regional Director of Sales and Marketing, leading and overseeing the day-to-day operations of a team of leasing professionals in an assigned portfolio of properties. They thrive in a fast-paced, entrepreneurial environment and collaborate in setting strategy and tactical objectives, communicating those as motivational contexts. They lead by empowering, coaching, and developing their team of Senior Leasing Consultants, Floating Leasing Consultants and Leasing Consultants and are accountable for achieving sales goals while ensuring exceptional prospect, customer, and team member experience. They collaboratively manage performance by knowing their team members, customers, markets, and communities, leveraging their strong sales and leadership skills to drive continuous learning and improvement of their team.




KEY RESPONSIBILITIES




Leadership and Team Management:




Lead with trust and empowerment, coaching and mentoring others to success and embracing both innovation and error as opportunities to learn, improve, and progress Contribute to Sales and Marketing planning and champion strategies and objectives, communicating them as understandable and motivational context that fosters alignment of day-to-day efforts and decisions at all levels in the team Directly support and oversee team in assigned portfolio including Senior Leasing Consultants, Floating Leasing Consultants, and Leasing Consultants Actively oversee all aspects of day-to-day leasing operations including scheduling, prospect interaction, leasing workflow and application processes, suite and model preparedness, liaising with Sales Support, Operations and Insuite departments, guiding and supervising the efforts of reporting managers and their teams Meet 1:1 with direct reports weekly and with them and their teams every second week or as needed In collaboration with the Leasing and Learning Coordinator, assess learning and skills development needs of teams and individuals, contribute to setting and delivering on plans to address opportunities Responsible for planning, assigning, and directing work; for interviewing, hiring and training Team Members; Team Member relations; mentoring and coaching Responsible for ensuring that Team members fulfill their responsibilities when providing timely and accurate information to other departments as requested (e.g. Revenue Management, Site Operations, Customer Experience, Finance, People & Culture, Marketing, etc.) Analyze and resolve work problems, or assist Team Members in solving work problems Initiate or suggest plans to motivate others to achieve work goals



Sales & Leasing:




Achieve weekly/monthly sales and vacancy targets Ensure that all leasing team members are following all standards Collaborate with Senior Leasing Consultants to set weekly/monthly goals and objectives for their teams and to provide training and coaching to maximize performance of leasing consultants Ensure vacant suites are inspected daily/weekly and liaise with Operations and Insuite to ensure "100% Rent Ready" status is continuously maintained Regularly inspect model suites to ensure all standards are consistently met Participate in the development and execution of the leasing strategy for buildings in their portfolio With Regional Director of Sales and Marketing, lead completion of quarterly market surveys by the team, analyze data, provide recommendations to senior management, and ensure mystery shop visits to competitors are being completed. Conduct mystery shops and audit for Hazelview Properties part of your portfolio. Identify local strategic marketing and advertising opportunities for individual communities Provide customer feedback to the sales & marketing team to ensure successful advertising campaigns Schedule work week for all leasing team members to meet the needs of the business which may include evenings and weekends Audit and maintain hygiene for call and email routing, ensuring calls and emails are routed to right team member/s at all times. Manage NES/Property Vista for the same. Coordinate and oversee an active open-house program, resident events, and other marketing initiatives



JOB REQUIREMENTS




Education & Experience:




Degree/diploma and/or an equivalent combination of education and/or experience focused in sales Exposure to leasing & sales in a multi-residential or related industry asset class would be an asset 3 -5 years proven history of success leading a team in a sales environment Professional demeanor and presentation, coupled with very strong communication skills (written and verbal) Displays a genuine desire to help other learn, grow, and succeed Takes initiative and makes suggestions for improving performance Flexible and adaptable to constantly changing needs within the organization Strong computer skills including Microsoft Office (Excel, Word) and Yardi would be an asset

A commitment to "Best in Class" Customer Service A demonstrated a high degree of integrity, diplomacy, discretion, and confidentiality Has excellent interpersonal skills; ability to accurately listen, understand and respond appropriately Proven ability to provide coaching and mentoring to other team members. Leads by example and seeks to improve performance of all leasing team members. Self-motivated individual who is proactive, takes initiative, is goal and results oriented, and reliably works independently without a lot of direction Superior organizational and time management skills and adept at multi-tasking and prioritizing work under tight timelines to meet multiple deadlines Excellent problem-solving capabilities Superior attention to detail and accuracy and excellent follow-up skills Travel: valid driver's license and a vehicle required.
