Position Overview:



The Leasing Manager will be a critical member of Hyland Properties' development and operations team, managing all aspects of new project lease-up, and stabilized leasing operations. This role bridges development, marketing, and operations to ensure smooth execution from early-stage market analysis through stabilization. A major component of this position includes recruiting, training, and overseeing a team of Lease-Up Agents who support showings and prospective resident engagement. Strong organizational, communication, and interpersonal skills are essential for success in this role. Experience in Yardi Voyager is considered an asset.

Key Responsibilities



Market Analysis & Development Liaison

Review and interpret market studies with the development team. Define target renter demographics, unit mix, and leasing absorption goals. Provide input on pricing strategies, amenity programming, and competitive positioning.
Amenity & Marketing Coordination

Collaborate with marketing on design of amenity offerings and service features aligned with target demographics. Oversee the launch of digital campaigns, print materials, and onsite branding to support lease-up velocity. Ensure alignment of marketing strategies with leasing milestones and targets.
Lease-Up Program Execution

Develop and manage the lease-up plan, schedules, and performance benchmarks. Recruit, train, and supervise a team of Lease-Up Agents. Conduct onboarding and continuous training for agents to ensure consistent messaging, high-quality tours, and compliance with Hyland standards. Oversee leasing traffic, lead follow-up, and conversion reporting. Coordinate staffing schedules for weekend and after-hour showings.
Operations & Reporting

Track lease-up performance metrics and prepare regular reports for leadership. Serve as the main point of contact between development, operations, and leasing teams. Ensure smooth transition from lease-up to stabilized property management.
Scheduling & Coordination

Schedule and confirm property tours for leasing agents or on-site staff. Coordinate virtual and in-person showings, ensuring a positive customer experience. Work closely with property managers and leasing teams to align schedules and update availability.
Leasing Administration

Process rental applications, verify documentation, and maintain compliance with company policies and applicable regulations. Track application progress and communicate updates to applicants and property staff. Prepare lease agreements and ensure all required signatures and deposits are collected.
Centralized Leasing

Serve as the first point of contact for all leasing inquiries via phone, email, and online platforms. Manage and operate digital advertising platforms, CRM, Rent Cafe, Apartments.com, and other ILS listing platforms. Maintain an active pipeline of leads and ensure timely follow-ups.
Data Management & Reporting

Maintain accurate records in the property management system (PMS/CRM). Generate weekly and monthly leasing activity reports for management review. Monitor occupancy, traffic, and conversion metrics to support leasing strategies.

Personal Characteristics



Who you are:

A strong self-starter. Very organized. Able to work independently as well as in a team. Strong interpersonal skills. Excellent written and verbal communication skills. Creativity and flexibility a must. MS Office and Yardi experience is an asset. Customer service oriented. Legally allowed to work in Canada. Driver's license (personal transportation preferred). Can manage priorities and deadlines. Committed to our company values.

Requirements:



Maintaining a professional and courteous manner with potential tenants, contractors, and fellow employees. Having the necessary skills and knowledge to effectively complete tasks outlined above in a timely manner. The ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships 3-5 years of experience in multifamily leasing, property marketing, or development coordination is considered an asset. Strong leadership and training ability; experience supervising part-time/seasonal staff an asset. Excellent communication and organizational skills. Analytical thinker with proven ability to adjust strategies based on performance data. Bachelor's degree in real estate, Marketing, Business Administration, or related field is considered an asset.
