The Role







IEP is seeking a full-time Leasing Manager to join our team. Reporting directly to the Senior Vice President, the Leasing Manager will oversee the leasing operations for IEP's real estate portfolio (approx. 800,000 SF) in alignment with the company's investment goals. This includes ensuring optimal occupancy, tenant retention, and rental income growth. The successful candidate will be adept at developing and implementing leasing strategies, negotiating lease terms, fostering positive tenant relationships, and coordinating with IEP's internal teams to deliver exceptional client and customer service. This role offers exposure to all aspects of commercial real estate management and the opportunity to build a long-term career with a dynamic, growing, and reputable company. The role is eligible for our hybrid work model of 80% in-person and 20% remote work (i.e., 4 days per week in-person).




Key Responsibilities






Develop and execute strategic leasing plans, marketing initiatives, and promotional campaigns to maximize portfolio occupancy and rental income.



Identify market opportunities, conduct competitive analysis, and recommend rent positioning.



Coordinate property tours, prepare proposals, and ensure lease documentation is accurate and compliant; ensure leasing activity complies with internal policies, legal requirements, and ethical standards.



Build and maintain strong relationships with existing and prospective tenants.



Manage lease renewals, expansions, and relocations to maximize tenant retention and asset performance.



Detailed Duties






Oversee all leasing activities for office, retail, industrial, and mixed-use properties including marketing, prospect engagement, negotiation, and closing of lease transactions.



Utilize software such as Yardi, Sharepoint, and Monday.com to manage lease records, track leads, and ensure data and reporting is complete and accurate.



Prepare and review marketing materials and listing content to ensure accuracy, quality, and brand consistency.



Respond promptly and professionally to all leasing inquiries via telephone, email, or in person.



Proactively canvass and cold call prospective tenants, maintaining an active pipeline of qualified leads.



In consultation with legal counsel, prepare, negotiate, and execute lease proposals, offers to lease, and leases.



Monitor all existing tenancies and expiries. Prepare and negotiate lease renewals, expansions, and relocations.



Conduct regular property and site visits to assess conditions, signage, and leasing opportunities, ensuring properties are well presented to prospective tenants.



Coordinate with project management team to ensure any construction work required under the lease is completed and to ensure that all other conditions under the lease agreements are being met.



Coordinate with the property management and finance teams to onboard new tenants.



Review and understand financial reports including budgets, rent rolls, and proformas and prepare net effective rent calculations and deal comparison analyses.



Prepare monthly leasing reports, annual budgets, leasing plans, and other reporting as required for executive leadership and clients.



Maintain ongoing communication and positive relationships with tenants, addressing concerns promptly and supporting long-term tenant retention.



Strengthen industry contacts and maintain a strong presence in the brokerage community and industry associations to enhance visibility and deal flow.



Stay informed of local market conditions, zoning changes, and competing developments that could affect the portfolio's performance.



Contribute to process improvements, technology adoption, and cross-departmental initiatives that enhance the efficiency and effectiveness of leasing operations.



Support corporate objectives, growth initiatives, and strategic planning efforts as directed by senior management.




Skills and Qualifications





Must be a licenced Salesperson or Broker with the Real Estate Council of Ontario (RECO).



Diploma or degree in business, finance, real estate, marketing, or a related discipline.



Additional professional designations or certifications will be considered an asset.



Minimum 2 years of experience in commercial leasing; managerial experience is an asset.



Experience working with government departments or agencies is preferred.



Effective negotiation skills and proven ability to build and maintain professional relationships with tenants, brokers, and internal teams.



Currently holds a valid G driver's license and has reliable access to a personal vehicle.



Currently holds, or can apply for, a valid Level II Secret security clearance.



Strong proficiency in Office 365 (Word, Excel, SharePoint, Teams, Outlook).



Strong proficiency in CRM or property management software (e.g. Yardi) would be an asset.



Excellent critical thinking skills with a knack for creative problem solving.



Excellent organizational skills with the ability to prioritize multiple requests and deadlines.



Superlative communication skills, both written and verbal, with the ability to communicate effectively with a variety of stakeholders, both internal and external
