As Lead Building Operator, you'll guide a specialized maintenance team while serving as the critical link between property management and our valued tenants. Your technical expertise combined with leadership abilities will ensure our buildings maintain peak operational performance. You'll coordinate daily maintenance activities, provide mentorship to your team, and maintain the high service standards our clients expect. Working closely with the Property Director, you'll contribute to creating professional environments where businesses thrive in these landmark downtown properties.
WHAT YOU'LL BE DOING:
Supervises and directs maintenance staff and monitors performance of assigned responsibilities.
Performs and/or directs the performance of all maintenance departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.
Implements and manages the preventative maintenance program to prolong life of building equipment and systems to minimize repairs and downtime. Specific duties include but are not limited to scheduling of preventative maintenance with a minimum disruption of building services, performing and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff member, orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.
Provides training and supervision aimed at expanding the capabilities of the operations staff. Specific duties include but are not limited to demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety, and troubleshooting procedures, recommending relevant outside engineering courses for enrollment, and instilling an overall level of professionalism in manner and appearance.
Ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate cleanup.
Perform maintenance, monitoring repairs to the Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned.
Record readings and adjust where necessary to ensure proper operation of equipment.
Maintenance of the equipment will include cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.
Conduct or arrange for the appropriate tests of fire, life, safety systems, emergency equipment, elevators and electrical equipment and maintain appropriate records of such.
Ensure service contracts are up to date and scopes are reviewed and monitored with the contractors on a monthly and as needed basis.
Work with Operations team to oversee and initiate capital projects, tenant improvements, common area renovations or system upgrades/replacements and ensures they are completed per established standards, within allocated budget and set time frames.
Maintain written records of equipment inventory, operating manuals, and a library consisting of pertinent data relating to operating equipment and updated building /tenant drawings and plans.
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace.
Review monthly client service request summaries to pinpoint and correct recurrent operational problems.
Oversee and evaluate vendors and suppliers on a regular basis regarding quality and competitive pricing.
Prepare and submit purchase order requests and oversee all requests by building staff.
Provide technical assistance and advice to the Property Director/Property Manager to include expense and capital improvement input during annual budget formulation and review on a quarterly basis.
Verify the accuracy of deliveries for count, pricing, and description.
Perform periodic checks of tool and instrument inventory.
Monitor the quality and pricing of maintenance work performed by outside contractors.
Oversee event setup/teardown activities by tenants.
Will act as a relief for other similar positions whose incumbent may be absent from time-to-time.
Perform additional job duties as requested.
WHAT YOU BRING:

Good interpersonal, communication and team skills
Supervisory experience in a previous organization preferable
5 years' experience in building repairs/operations
Experience with Building Automation Systems
SMA, SMT, Building Environmental Systems Operator Class I and II, or other similar certification preferred
Bilingual (English & French) both written and oral is preferred.
