Position Overview:
We are seeking an experienced and detail-oriented Real Estate Legal Counsel to provide legal support and guidance on a wide variety of real estate matters. The ideal candidate will have a strong background in commercial real estate law and possess the ability to manage and execute projects from start to finish. This role involves drafting and reviewing real estate agreements, managing legal risks, providing operational support to various business units, and handling transactional duties for real estate acquisitions, sales, leases, and financing.

Key Responsibilities:

• Contract Drafting & Negotiation:

Draft, review, negotiate, and provide strategic advice on purchase and sale agreements, lease agreements, construction agreements, and general commercial arrangement contracts.

• Legal Guidance & Risk Management:

Advise management and business units on contract interpretation, disputes, and operational legal risks to minimize litigation exposure.

• Transactional & Conveyancing Support:

Prepare and review real estate documents, including deeds, leases, purchase agreements, and financing documents. Manage all aspects of real estate transactions from start to finish.

• Due Diligence & Compliance:

Conduct and oversee legal and title searches, including tax, title, and property registry searches. Review and compile due diligence search result summary reports for real estate projects.

• Document Management & Filing:

Draft, review, and file documents related to real estate transactions, including mortgage instructions, easements, liens, and financing documents with appropriate registries.

• Coordination & Client Communication:

Liaise with clients, brokers, other counsel, and internal teams on matters relating to ongoing real estate projects. Provide regular updates and correspondence as needed.

• Closing & Funds Management:

Coordinate and manage the closing process, including the preparation and requisition of funds, mortgage financing, and other requirements. Ensure smooth fund transfers and transaction settlements.

• Legal Research & Administrative Duties:

Conduct legal research on various issues related to real estate and corporate law. Perform administrative duties such as maintaining legal files, preparing invoices, conflict checks, and other necessary documentation.

• Additional Duties:

Assist with general corporate/commercial documents, including agreements related to the purchase, sale, and financing of real property. Draft and review corporate resolutions, security agreements, and personal property registry (PPR) registrations.

Required Qualifications:

• Education & Certification:
• Juris Doctor degree (or equivalent) and licensed to practice law in a Canadian province or territory.
• Successful completion of a legal assistant program (preferred).
• Experience:
• Minimum 5 years of experience in commercial real estate law, including industrial, commercial, and residential real estate matters.
• Experience with commercial financing, refinancing, and real estate transactions, including due diligence, title reviews, and mortgage payouts.
• Skills & Competencies:
• Strong problem-solving skills, resourcefulness, and the ability to work independently with minimal supervision.
• Exceptional attention to detail, particularly in document drafting and proofreading.
• Ability to manage multiple tasks and priorities, working efficiently under tight deadlines.
• Excellent verbal and written communication skills.
• Demonstrated proficiency in Microsoft Office Suite (Word, Outlook, Excel) and real estate platforms like Conveyancer.
• Strong organizational and time-management skills with the ability to prioritize tasks effectively.
• Additional Requirements:
• Ability to work in a fast-paced environment and manage a heavy workload.
• Strong business acumen and the ability to provide practical solutions to business issues with legal implications.
• High level of integrity and confidentiality when dealing with sensitive legal matters.

Job Type: Full-time

Pay: $40.00-$50.00 per hour

Expected hours: 40 per week
