Gestionnaire, Exploitation

Relevant de la Gestionnaire de propriete, le titulaire du poste veille a ce que l'entretien des proprietes au Quebec du portefeuille Northwest Health Care effectue selon les meilleures pratiques. Dans l'execution de vos fonctions, vous serez responsable au bon deroulement des activites relatives a toutes les operations et les aspects techniques des proprietes et au maintien de ces actifs. Vous prendrez en charge les activites d'ordre techniques telles l'electromecanique, l'architecture, l'entretien preventif et autres metiers du batiment et verrez a ce que l'ensemble des proprietes respectent les normes de la Societe. Vous assurerez la gestion des contrats de service des differents entrepreneurs, des equipes techniques en place, et serez en contact avec les locataires pour leur offrir des services de qualite superieure.



CE QUE VOUS FEREZ

Assurer les operations des proprietes, y compris la supervision du personnel JLL et externe pour l'entretien menager, la maintenance, des entrepreneurs externes et des installations techniques des immeubles;



Evaluer, assurer le suivi et controler rigoureusement la qualite de service des travaux executes de reparation, d'entretien menager et technique de l'ensemble des proprietes (electricite, plomberie, mecanique, chauffage, ventilation, climatisation, serrurerie, reseau gicleurs incendie, ascenseurs, communication/transmission, structure et architecture);



Proceder aux inspections diverses des proprietes et formuler des recommandations face aux problematiques inventoriees et etablir un plan d'action (annuel et quinquennal);



Etablir les budgets d'operation annuels des activites sous sa responsabilite et preparer les previsions mensuelles, les rapports sur les ecarts et les rajustements comptables de fin d'exercice;



Etablir les parametres d'execution des travaux d'amenagement des locataires et des travaux correctifs ou de remplacement des divers elements structuraux ou mecaniques des proprietes, Veiller a l'application des lois, codes et reglements concernant la securite des occupants, des visiteurs, des sous-traitants et la protection des biens;



Assurer le maintien et l'optimisation des differents programmes d'entretien preventif dans le but de maximiser la fiabilite et la duree vie des actifs;



Agir a titre d'expert dans le cadre de la relation d'affaires aupres des fournisseurs, partenaires riverains, services municipaux et services externes;



Promouvoir une saine gestion environnementale dans les pratiques des activites sous sa responsabilite. Veiller au respect des programmes relatifs au developpement durable, optimiser les programmes energetiques et s'assurer de l'atteinte des objectifs;



Gerer et motiver l'equipe d'exploitation;



Assurer la gestion des contrats d'exploitation - Climatisation Ventilation Chauffage (CVC), de communication, telecommunication, d'entretien des ascenseurs et tous autres contrats en lien avec les equipements ou systemes des proprietes;



Collaborer avec l'equipe des approvisionnements, participer aux appels d'offres pour les services, obtenir des devis, negocier et gerer tous les contrats de services pour les activites sous sa responsabilite;



Repondre aux urgences relatives au fonctionnement des proprietes;



Le titulaire de ce poste peut etre appele occasionnellement a travailler les soirs et les fins de semaine lors de projets ou d'evenements speciaux.



CE QUE NOUS RECHERCHONS

Baccalaureat en genie ou combinaison de formation et experience jugee equivalente dans un domaine technique (mecanique, electrique, electromecanique, mecanique du batiment, etc.);



Un minimum de 5 ans d'experience dans un role de gestion d'immeubles ou de gestion des operations techniques destinees aux immeubles ;



Propension marquee pour le service a la clientele;



Faire preuve de leadership et etre axe sur le travail d'equipe et sur l'amelioration continue;



Esprit analytique et capacite averee en resolution de problemes;



Capacite averee a prioriser efficacement ses taches de facon a respecter les delais dans un milieu ou les activites se deroulent a un rythme rapide. Capacite a s'adapter a des priorites changeantes;



Esprit d'initiative et approche axee sur les resultats;



Connaissance des normes LEED et BOMA, oriente vers l'environnement est un atout;



Bilinguisme(anglais-francais) parle et ecrit.


Ce poste requiert une presence en personne 5 jours/semaine.



Interactions orales et/ou ecrites avec des partenaires externes bases a l'exterieur du Quebec (par exemple, fournisseurs de services, cabinets d'avocats, pairs, banquiers, firmes de courtage, firmes d'analyse de credit, agences de credits, etc.) et clients provenant de l'exterieur du Quebec.

Operations Manager

Reporting to the Property Manager, the incumbent ensures that the maintenance of the Northwest Health Care Quebec portfolio properties is carried out according to best practices. Part of your duties, you will be responsible for the proper conduct of activities relating to all operations and technical aspects of the properties and the maintenance of these assets. You will take charge of technical activities such as electromechanics, architecture, preventive maintenance and other building trades and will ensure that all properties comply with the Company's standards. You will manage the service contracts of the various contractors, the technical teams in place, and will be in contact with retailers to offer them superior quality services.



WHAT YOU'LL BE DOING

Ensure property operations, including the management of housekeeping, maintenance, external contractors and building technical facilities;



Assess, ensure proper follow-ups and rigorously control the quality of service of repair, housekeeping and technical work on all properties (electricity, plumbing, mechanics, heating, ventilation, air conditioning, locksmithing, fire sprinkler network, elevators, communication/transmission, structure and architecture);



Carry out various inspections of properties and make recommendations to address the problems identified and establish an action plan (annual and five-year);



Establish annual operating budgets for activities under its responsibility and prepare monthly forecasts, variance reports and year-end accounting adjustments;



Establish the parameters for the execution of tenant development work and corrective work or replacement of various structural or mechanical elements of properties, Ensure the application of laws, codes and regulations concerning the safety of occupants, visitors, subcontractors and the protection of property;



Ensure the maintenance and optimization of the various preventive maintenance programs in order to maximize the reliability and life of the assets;



Act as an expert in the context of the business relationship with suppliers, riparian partners, municipal services and external services;



Promote sound environmental management in the practices of the activities under its responsibility. Ensure compliance with sustainable development programs, optimize energy programs and ensure the achievement of objectives;



Manage and motivate the operations team;



Ensure the management of operating contracts - Air Conditioning Ventilation Heating (HVAC), communication, transmission (telecommunication) maintenance of elevators and all other contracts related to the equipment of the properties;



Collaborate with the procurement team and participate in tenders for services, obtain quotes, negotiate and manage all service contracts under its supervision;



Respond to emergencies related to the operation of properties;



The incumbent of this position may be required occasionally to work evenings and weekends during projects or special events.



WHAT WE'RE LOOKING FOR

Bachelor's degree in engineering or combination of training and experience deemed equivalent in a technical field (mechanical, electrical, electromechanical, building mechanics, etc.);



A minimum of 5 years of experience in a building management role or in the management of technical services for buildings;



Strong propensity for customer service;



Demonstrate leadership and is focus on teamwork and on continuous improvement;



Analytical and proven problem-solving skills;



Proven ability to effectively prioritize tasks to meet deadlines in a fast-paced environment. Ability to adapt to changing priorities;



Proven results-based approach;



Knowledge of LEED and BOMA standards, oriented towards the environment is an asset;



Bilingualism(English-French) spoken and written.


This position requires to be on-site 5 days a week.



Oral and/or written interactions with internal and external partners based outside Quebec (for example, service providers, law firms, peers, bankers, brokerage firms, credit analysis firms, credit agencies, etc.) and out of Quebec customers.
