We are looking for an experienced and strategic Directorof PropertyManagement to oversee our growing portfolio of rental properties across Calgary. This leadership role is responsible for managing both the rental operations team and on-site property managers, ensuring the performance, occupancy, and profitability of all assets in the portfolio. You will be managing 1.2 billion dollars in real estate, 20-30 staff, and 3000+ units.
Reporting directly to senior leadership, the Rentals Portfolio Manager plays a key role in operational planning, performance monitoring, and aligning property-level execution with the company's broader rental strategy. This individual will be the central point of accountability for rental asset performance, customer experience, and operational excellence.
Key Responsibilities:
Lead, mentor, and manage a team of rental managers, rental coordinators, leasing agents, and property managers, and maintenance staff
Oversee day-to-day operations of the full rental portfolio, including leasing, rent collection, tenant relations, and maintenance coordination
Develop and implement strategic initiatives to maximize occupancy, revenue, and tenant satisfaction across all rental properties
Monitor KPIs and property performance data, and provide regular reporting to executive leadership
Ensure brand consistency, customer service standards, and operational procedures are upheld across all sites
Collaborate with marketing and leasing teams to support new building launches, rent-up strategies, and ongoing campaigns
Coordinate budgeting, forecasting, and expense control across the portfolio
Resolve escalated tenant issues and support property managers with complex situations
Work closely with the construction and handover teams during new project transitions
Ensure compliance with local laws and residential tenancy regulations
Qualifications:
10 years of progressive experience in residential property management, with at least 2 years in a senior or multi-site leadership role
Strong understanding of Alberta's Residential Tenancies Act
Proven ability to lead and manage teams across multiple properties or locations
Exceptional communication, organizational, and conflict resolution skills
Results-oriented with a track record of improving performance, retention, and profitability
Experience with property management software (e.g., Yardi, Buildium, or equivalent)
Valid driver's license and reliable transportation
License in Property Management or Broker is an asset
