Who are we?



We are a local Victoria-based group of next-generation leaders trying to build homes, but really, we like to think of ourselves as entrepreneurs with an underlying goal of building better communities. What began with building a swim dock and a floating tree in the Gorge Waterway (and engaging in a political conversation or two) has grown into a mission: to demystify and disrupt the real estate industry by making room for more housing in Victoria neighbourhoods with room to grow.We believe that every neighbourhood should have diverse housing types and tenures for all incomes and demographics. Aryze is growing and looking for an experienced Development Manager. In this role, you will work in conjunction with the Director of Development to conceive, manage, value engineer, and offer creative direction to new urban infill development projects with a focus on Nation-led projects and not-for-profit partnerships across the region. This includes oversight on the entire development process with an emphasis on assessing project feasibility, securing municipal approvals and working with our construction team to deliver high quality housing projects. All functions and responsibilities are performed in accordance with Aryze's values and beliefs.

The ideal candidate has 5 years of experience and post-secondary education in fields related to Architecture, Urban Planning or Design, Engineering, Interior Design, Marketing or Business, has successfully launched a diverse range of development projects, and has a strong knowledge of urban real estate pre-sales, sales, construction, and marketing programs. You should also have experience with municipal approvals, community engagement, and a knack for design and numbers. We know this is a big list, so we will consider applicants with less experience but who have the drive and energy to help make our projects a success. Overview



Reporting to the Director of Development, the Development Manager works within the Development team to coordinate all stages of the approvals process--design, municipal and agency coordination, and consultant management-- and oversee the execution of the project vision through to the end of construction. This role will have a dedicated focus on Nation-led projects and not-for-profit partnerships across the region. You will develop budgets and schedules that reflect mission-driven outcomes (affordability, community services, cultural priorities) and steward projects from feasibility through occupancy. The role collaborates closely with Aryze teams (engagement, leasing/sales/operations, marketing, construction) to ensure alignment with community goals, funding conditions, and delivery timelines. All functions and responsibilities are performed in accordance with Aryze's values and beliefs.

Responsibilities



Collaborate with Aryze principals and directors to research, design, brand, market, and develop concepts for urban infill, Nation-led developments, development management engagements, and other new initiatives. Lead feasibility studies (planning policy, density, pro forma, operating assumptions) tailored to non-profit/Nation delivery models and long-term stewardship. Research, identify and secure grant funding and financing from provincial, federal and private sources. Independently develop the business plan to unlock necessary project funding. Assemble and manage multidisciplinary consultant teams; encourage design solutions that balance cultural priorities, affordability, constructability, and code compliance. Direct detailed drawing reviews and coordinate approvals to maintain project vision while meeting municipal/regional requirements and applicable building codes. In coordination with internal communications/engagement, co-create project-specific engagement plans (Elders/youth input, community meetings, Indigenous protocols) and document outcomes. Partner with in-house construction to validate constructability, phasing, value analysis, and schedule/cost impacts as design evolves. Support external relations--community, media, mayor and council--when appropriate; serve as a project spokesperson with clarity and respect for community priorities. Build strong client relationships (Nations, non-profits, public agencies) and manage expectations, scope, and reporting requirements. Manage relationships with municipal, public, and private partners; coordinate permit submissions and related activities to support approvals. Develop and maintain detailed project budgets and schedules; create/manage work orders, invoices, contracts, legal/insurance documents, and compliance logs. Coordinate funding applications and conditions (e.g., grants, loans, affordability targets, environmental/cultural due diligence) and track deliverables and milestones. During construction, maintain coordination with consultants and authorities on development matters (RFI responses, permit revisions, inspections). Before occupancy, collaborate with marketing and customer care to support resident/community onboarding and a dignified handover. Lead or contribute to post-construction reviews (cost, schedule, quality, community outcomes) and capture lessons learned. Perform other related duties, as required.

Skills

Qualifications



Experience:

3-5 years related experience in residential development; 1-2 years experience working with senior government funding programmes for housing

Education:

4 year University Degree or higher in fields related to Architecture, Urban Planning or Design, Engineering or Business

Education



Aryze supports career development and growth and will cover the cost of job-specific training, up to $1500 per year for approved programs. Additional funding will be provided on a case-by-case basis.

Salary



Development Manager: $80,000 - $130,000

Will consider a Senior Development role, based on experience. Relocation bonus to be considered and evaluated based on the candidate's present location; benefits and bonus program offered after probation period.
