We are seeking a dynamic, adaptable, and results-oriented Development Manager to lead key aspects of our real estate projects. This role requires someone with an entrepreneurial mindset who thrives in a fast-paced, high-growth industry, capable of adapting to evolving project needs and proactively driving Velara's developments forward. The ideal candidate is a strategic thinker and natural problem solver who takes ownership of projects, works well under pressure, and collaborates effectively with all stakeholders.
As a key player of our growing team, the Development Manager will work closely with the founders by leading project planning, financing and budgetary requirements and coordination and management of our consultants and general contractors.
Success in this role requires strong leadership, financial acumen, and an ability to navigate the complexities of real estate development. The ideal candidate will have a keen eye for detail, excellent analytical skills, the ability to assess financial viability, effectively people and project-manage through all construction processes as well as ensure compliance with the necessary safety and municipal approvals.
Development Planning & Execution:
Conduct feasibility studies and site evaluations, assessing zoning, infrastructure, and financial viability.
Oversee due diligence activities, including environmental assessments, geotechnical reports, and market studies.
Develop and maintain project schedules, ensuring all key milestones are met.
Prepare and manage development budgets.
Construction Coordination & Management:
Serve as the owner's representative, ensuring Velara's interests are protected in all construction-related activities.
Oversee contractor bidding, RFP processes, and subcontractor selection.
Monitor project progress, flagging potential cost overruns or schedule delays.
Conduct regular site visits and coordinate with contractors, engineers, and architects.
Financial & Pro Forma Analysis:
Collaborate to develop and refine pro formas, effectively projecting costs, financing structures, and revenue projections.
Assist in securing the project financing through preparing documentation and liaising with lenders and the quality surveyors.
Manage mortgage-draw schedules and disbursement requests, ensuring alignment with lender requirements.
Permitting & Municipal Approvals:
Manage the permitting and entitlement process, working closely with municipalities and other regulatory bodies.
Ensure compliance with zoning laws, building codes, and land use regulations.
Facilitate community engagement processes, when necessary, to support project approvals.
Consultant & Vendor Management:
Coordinate with third-party consultants, including architects, engineers, surveyors, environmental specialists, and legal advisors.
Ensure timely and cost-effective completion of all reports, designs, and studies.
Review and approve design development related documents to align with financial and operational goals of each project.
Ideal Candidate Profile:Education & Experience:
Education:
Degree in Real Estate Development, Urban Planning, Civil Engineering, Architecture, Construction Management, or a related field.
Experience:
5-10 years in real estate development, construction, or project management, with a preference for multifamily residential experience.
Professional Background:
Strong knowledge of the full development lifecycle, from land acquisition to construction and leasing.
Experienced in working with developers, general contractors, municipal agencies, and lenders.
Certifications (Preferred but not Required):
PMP (Project Management Professional);
LEED Accreditation;
Other relevant development or construction management certifications.

Real Estate Development Process
- Expertise in land acquisition, feasibility studies, entitlement, design, financing, and construction.
Construction Processes & Costing
- Strong understanding of general contractor roles, construction sequencing, and cost estimation.
Municipal Approvals & Zoning
- Working knowledge of municipal building regulations, planning boards, permitting processes and development agreements.
Financial Modeling & Pro Forma Analysis
- Ability to assess development risks and financial feasibility.
Contract Negotiation
- Experience with contractor agreements, consultant contracts, and lender documentation.
Construction Project Management
- Proven experience in leading the execution of large-scale construction projects, and all related third-party consultants, vendors, and general contractors.
