The Development Manager is responsible for managing a portfolio of real estate development and redevelopment projects across multiple asset classes. This role supports the planning, coordination, and execution of development initiatives from concept through to completion. Working closely with senior leadership and cross-functional teams, the Manager will ensure projects are delivered on schedule, on budget, and aligned with corporate objectives.


KEY RESPONSIBILITIES




Manage day-to-day execution of multiple development and capital improvement projects (typically ranging from $5M to $50M), including coordination of design, approvals, budgeting, and construction. Prepare and update financial models and development proformas to support investment decisions, working with Finance and senior Development leaders to evaluate project feasibility and performance. Assist in defining project scopes, objectives, and strategies in alignment with broader business goals and real estate investment strategies. Coordinate and support the selection, negotiation, and management of external consultants, contractors, and service providers, ensuring delivery of work in accordance with contracts, budgets, and timelines. Monitor and report on project budgets, schedules, milestones, and risk factors, escalating issues and recommending solutions to senior leadership as required. Prepare project updates and participate in internal reporting processes, including monthly status updates, cost tracking, and risk assessments. Support the entitlement and municipal approvals process, including preparation of submission materials and coordination with consultants, municipalities, and regulatory bodies. Work collaboratively with internal Leasing, Property Management, and Construction teams to ensure alignment between development plans and operational requirements. Ensure leasehold improvement scopes, budgets, and language are incorporated appropriately in coordination with the Leasing team. Assist in managing client and stakeholder relationships, ensuring professional communication and high service standards throughout the project lifecycle. Contribute to process improvements and best practices within the Development team to enhance efficiency and performance.

QUALIFICATIONS & ATTRIBUTES




University degree or technical diploma in Real Estate Development, Urban Planning, Construction Management, Engineering, Architecture, or a related discipline is preferred 5-8 years of progressive experience in real estate development or project management, with demonstrated involvement in delivering successful development or redevelopment projects. Strong understanding of development processes, including due diligence, design, permitting, construction, and financial performance tracking. Experience preparing and managing proformas and development budgets; strong financial acumen and analytical skills. Working knowledge of municipal planning and approval processes, building codes, and regulatory frameworks. Strong organizational and project management skills, with a proven ability to manage multiple priorities in a fast-paced environment. Proficiency in Microsoft Excel and financial modeling; knowledge of Yardi or other real estate software is an asset. Excellent interpersonal, communication, and negotiation skills, with a collaborative approach to working with internal teams and external partners. Ability to read and interpret architectural and engineering drawings and construction documents. A detail-oriented mindset and a proactive, solution-focused approach to problem-solving.
