Wesgroup is poised for significant growth over the next few years and in preparation for this exciting and challenging phase, we are actively seeking a detail oriented and experienced Development & Financial Analyst to join our Development Analysis team.

As part of the Development Analysis team, the Development & Financial Analyst will play an integral role in providing monthly reporting and financial insight used by the organization to make decisions on development projects. The core function of the position will be to manage development project proformas and provide financial modelling on individual development projects, and support across the company\xe2\x80\x99s development portfolio as a whole. To be successful in this role the candidate will have experience in the real estate development process, real estate finance, and investment return modelling. We are looking for someone who is excellent at building relationships across multiple departments, investigating and compiling information, managing and consolidating data, and reporting complex information and concepts in a concise and insightful manner.

Job Responsibilities:
  • Manage and improve proforma reporting and financial analysis for projects which are currently in the planning stages and under construction.
  • Support in managing and consolidating large amounts of data to be able to provide financial analysis, business insights, trend analysis and improved forecasting abilities. Streamlining assumptions across projects and the ability to compare key metrics across projects.
  • Develop and maintain complex financial cash flow models (both ad hoc and recurring) that include ROC, IRR, NPV, sensitivity analysis and return attribution between land and development.
  • Act as a key team member in the preparation of strategic and financial insights and reporting including, but not limited to, annual budgeting, forecasting, management reporting and other ad hoc financial analysis.
  • Produce meaningful analysis and practical recommendations that are actionable.
  • Support in the implementation and documentation of new and existing proforma policies and guidelines.
  • Coordination and communication of information and analysis across multiple departments including Acquisitions, Development, Leasing, Construction, Sales & Marketing, Finance & Accounting.
Qualifications and Knowledge:
  • Post-secondary degree in either business, real estate, finance, or urban land economics.
  • 2-4 years relevant experience in real estate development, acquisitions, private equity, or investment management.
  • Ability to research, analyze, underwrite and evaluate real estate investment and development opportunities.
  • Advanced expertise in Excel required, including the ability to build dynamic financial models to analyze various investment opportunities.
  • Knowledge of real estate valuation methodologies and the appraisal process. Including DCF models.
  • High level understanding of commercial real estate finance.
  • Highly developed written and verbal communication skills.
  • Understanding of real estate market fundamentals, the development process, and municipal regulations.
  • Experience in consolidating and managing large sets of data.
