Job Overview


We are a Winnipeg-based real estate firm specializing in investment, development, and long-term asset management of a diverse portfolio including apartment buildings, retail, and office properties in multiple provinces. We are seeking an experienced and versatile CPA Accountant to be a key financial partner in our growing organization. This role is ideal for a hands-on, proactive professional who is adept at managing the complex financial lifecycle of both new development projects and established operating assets. The ideal candidate will play a crucial role in managing financial records, ensuring compliance with regulations, and providing insightful financial analysis to support business decisions. This position requires a strong understanding of accounting principles and proficiency in various accounting software.

Duties



1. Development & Investment Accounting

Job Costing: Manage full-cycle accounting for all development and construction projects, including accurate tracking of hard and soft costs, and capital expenditures.
2. Property & Asset Management Accounting

Portfolio Oversight: Manage the general ledger and financial statements for the portfolio of stabilized operating assets (apartment, retail, and office). Tenant & Lease Administration: Oversee the accurate accounting for tenant leases, rent rolls, security deposits, and ensure timely recovery of costs. CAM & Tax Reconciliation (Commercial): Lead the annual preparation and reconciliation of Common Area Maintenance (CAM) and property tax for retail and office tenants. Financial Reporting: Prepare and present detailed monthly/quarterly financial reports, including key performance indicators (KPIs) and variance explanations, to ownership and asset managers.
3. General & Compliance

Lead the year-end financial review/audit file preparation and work with external auditors. Manage corporate tax working papers, GST/HST filings, and ensure compliance across all entities. Identify and implement process and internal control improvements, especially within property management software systems. Draw Management: Prepare and process complex construction draws and loan funding requests, liaising directly with lenders and development partners. Project Analysis: Conduct financial modeling, budget-to-actual variance analysis, and prepare feasibility studies for new investment opportunities. Capitalization: Ensure proper application of accounting principles (IFRS/ASPE) for capitalized vs. expensed costs across the development pipeline.

Skills



Professional Designation: Chartered Professional Accountant (CPA) designation is required. Experience: A minimum of 5 years of progressive, post-designation experience in the real estate industry. Sector Expertise: Proven, recent experience in both real estate development (job costing/draws) and property management (CAM reconciliation/lease accounting) is essential. Technical Skills: Advanced proficiency in Quickbooks and Microsoft Excel is a major asset. Communication: Exceptional ability to communicate complex financial information clearly to both accounting staff and non-financial stakeholders (Property Managers, Executive Team).
Job Type: Full-time

Pay: $80,000.00-$110,000.00 per year
