Position Description



Matheson Constructors is a leading construction firm focused on delivering exceptional construction management, general contracting, design-build and public-private partnerships. We are currently looking for a Contracts Manager to join our team. The Contracts Manager is a dual-reporting position \xe2\x80\x93 reporting to the Operations Manager and VP, Estimating & Procurement. The Contracts manager is responsible for preparing, coordinating between Operation and Procurement/Estimating Departments, negotiating, and reviewing various company prime contracts and subcontracts, ensuring all our contracts conform to legislative requirements and meet company goals. Essential Duties and Responsibilities include, but are not limited to the following:
  • As an ambassador of the Company, build and maintain solid relationships with internal project teams and external stakeholders including Owners, Clients, Architects, Consultants, Subcontractors, public, etc.
  • Acts as the primary liaison during contract development and is responsible for negotiating contract terms, conditions, and pricing with internal and external business partners
  • Professionally responds to internal and external inquiries with a sense of urgency.
  • Responsible for diligent reviews and updates to existing contracts, including risk analysis and mitigation considerations.
  • Ensures that the terms and conditions of the contract are explained to pre-bid and post-bid Managers and interested parties and works with the Project Managers in ensuring that all terms, including deadlines, are fully satisfied in accordance with the contract.
  • Review prime contracts with Clients, provide comments, and participate in negotiating terms and conditions.
  • Follow up and implement Matheson Procurement process for Subcontract Awards, acting as point person and Manager, coordinating Subtrade award process with project team(s), project Admins, Estimating, and Procurement.
  • Prepare a procurement schedule, ensuring that all parties are accountable to meet required deadlines.
  • Receive SOW and Construction Schedule from project team(s) for each Subtrade package and manage the process of issuing subcontracts.
  • Coordinate meetings with Subtrades, ensuring that all parties are included (project team(s), Estimating, Procurement) and ensure meeting minutes are recorded and tracked.
  • Stay up-to date with legislative changes.
  • Follow-up with Subtrades and negotiate and resolve any legal and commercial issues with Subcontractors.
  • Issue Subcontract award sign off form for approval by Operations Manager and VP, Estimating & Procurement.
  • Participate in updating award and buy-out sheet by working closely with Project Manager(s), ensuring weekly updates are sent to Operations Manager and VP, Estimating & Procurement.
  • Collaborate with Estimating and Preconstruction to review Contracts and supplementary conditions for pursuits and issue any RFI\xe2\x80\x99s on terms and conditions which seem unreasonable.
  • Maintain an organized system of physical and digital records.
  • Create language standards for existing and new contracts.
  • Follows up to guarantee contractual payments have been made. Analyze potential risks that contract changes may pose to the organization and provide input to Management on risky contract terms, and clauses for pursuits.
  • Assisting in securing new work by participating in estimates, working with Subcontractors and/or participating in proposals and presentations.
  • Promoting and supporting quality assurance standards and process.
  • Liaise with Owners, Clients, Consultants (includes compiling client and subcontractor survey results)
  • Analyze contracts with an eye toward reducing costs and increasing profits, while ensuring compliance with the law.
  • Participating in project proposal teams / marketing, where applicable.
  • Perform other relevant duties as assigned to meet business unit and organizational objectives


Position Requirements



Educational and Professional Requirements
  • A construction, engineering or business degree/diploma and a minimum of 10 years\xe2\x80\x99 experience or equivalent with a mid-large general contracting firm;
  • Advanced understanding of contract law including knowledge of the terms and conditions of standard industry contracts such as CCDC-2, CCDC-5A, and CCDC-5B
  • Comprehensive knowledge of current construction and procurement laws and regulations
  • Advanced attention to detail and risk mitigation skills
  • Superior customer service skills, with ability to effectively build and manage relationships at all levels both with internal and external partner
