The Position: We are currently looking for an Intermediate Technologist or Intermediate Architect with substantial experience in Contract Administration. The ideal candidate is a self-motivated professional with experience in contract documentation who has a passion for the later stages of a project focusing on field work and contract administration. We require a person with excellent verbal and written communication skills, strong leadership skills and an ability to work on a team under the direction of Senior Staff on a variety of project types. The individual in this role will ideally be able to work on all phases of a project, particularly construction drawings and contract administration, carrying through to the completion of construction. During the Contract Administration phase, you will be directly responsible for comprehensive and timely administration of all project related documentation and information liaising directly with the contractor, the client and the project manager. Responsibilities Include:

  • Construction administration functions on site and in office
  • Establish and maintain effective and professional liaisons with clients, contractors and authorities having jurisdiction.
  • Be the supporting contact to the project manager and General Contractor during construction phase until completion.
  • Conduct on-site visits to review compliance with contract documents and all required municipal and provincial requirements; observe and report on work in progress; prepare and issue Field Reviews, Site Instructions and Certificates of Payment.
  • Support senior staff with internal and external communications throughout the working drawing and construction process
  • Produce and distribute supplemental drawings, specifications and interpretations in response to requests for clarification by contractors/owners
  • Provide review and circulation of shop drawings and RFIs,, , prepare and review Change Orders, review applications for payment and manage project closeout services as required
  • Maintain up-to-date project records.
  • Ensure quality and design intent through construction phase.
  • Exercise independent judgement and analysis of significant issues and find a resolution.
Required Skills / Experience / Qualifications:
  • Exceptional technical and communication skills.
  • Knowledge of applicable building codes/standards and a proven work history working with construction documents.
  • Be comfortable being involved in multiple projects concurrently.
  • Possess strong analytical and problem-solving skills.
  • Have a proven track record of maintaining high quality standards while working to tight deadlines.
  • Well organized, attention to detail.
  • Excellent understanding of building science and building construction.
  • 5 or more years experience in the production of contract documents, contract administration or direct construction experience.
  • Understanding of contracts including CCDC 2 and AIBC/RAIC Document 6, and the documents used during the phase of construction to administer or modify the contract, including Requests for Information; Change Directives; Change Orders; Contemplated/Proposed Change Orders, Certificates for Payment, etc.;
  • Architectural Technologist Diploma or Architectural Degree from a recognized post-secondary institution, or direct construction experience.
  • Local and Canadian experience in commercial, multi-family residential, and healthcare building types\xe2\x80\xa2 Strong understanding of both non-combustible and combustible building systems
  • Strong negotiation skills, leadership ability working with construction site personnel
  • High proficiency and experience with both the BC Building Code and Vancouver Building Bylaw, Specifications, as well as familiarity with Contract Administration forms and procedures
  • Proficiency in ACAD required and proficiency in Revit an asset
  • Must possess a valid driver\xe2\x80\x99s license
  • Eligible to work in Canada.
