Aspire Estates is a Winnipeg-based real estate investment and house-flipping company. We buy distressed properties, renovate them to a high standard, and bring them back to market. Our projects range in value from 400k to 1.3 million. The next stage of growth is building a repeatable, efficient "renovation machine" that can consistently hit strong profit margins while protecting quality and reputation.
Role Summary
This is a hybrid role between senior Project Manager and "Integrator" for construction operations. You are the person who turns vision into reality: you build the systems, run the jobs, and protect margin, schedule, and quality across multiple projects.
What You Own
Hitting project timelines (from possession to staging / sale).
Protecting job budgets (labour, materials, trades) - running a lean, efficient machine.
Clear scopes of work and schedules for in-house crew and subcontractors.
Jobsite standards: cleanliness, safety, sequencing, and finish quality.
Building and documenting systems so Aspire can run more projects without the owner in the weeds.
Key Responsibilities
Walk new acquisitions with the owner, then create a budget, scope of work and timeline!
Break projects down into trade-by-trade scopes (framing, electrical, plumbing, HVAC, drywall, etc.).
Build and maintain project schedules (Gantt-style or similar) and hold trades accountable to dates.
Coordinate and manage subcontractors and in-house carpenters / labourers.
Stay ahead of material needs: plan, price, and order to avoid delays and overpaying.
Monitor budgets weekly and flag any variances early, with options to pull costs back in line.
Enforce Aspire's standards on cleanliness, safety, and quality - "we said, we did."
Develop templates and systems (scope templates, trade database, checklists, etc.) so each project
What You're Like
7-10+ years in residential construction (renos, custom homes, infill) with strong site and PM experience.
You think in systems: when you solve a problem once, you want it solved for the next 10 projects.
You care about budget and margin like it's your own money.
You enjoy walking complex projects, spotting risks, and sequencing work efficiently.
You're direct but respectful with trades, and can have hard conversations without blowing relationships.
You're comfortable working closely with a driven entrepreneur and giving honest feedback up and down.
Growth Path
If there's a strong fit, this role can grow into a Director of Operations position, overseeing multiple PMs and crews as Aspire scales into more flips and small developments.
