Nous recherchons une personne enthousiaste, professionnelle et authentique avec une passion pour la vente.Ce poste est responsable de la location et du maintien de relations positives avec les r\xc3\xa9sidents du Livmore.   • Qualifier les r\xc3\xa9sidents potentiels afin de d\xc3\xa9terminer leurs besoins et leur aptitude \xc3\xa0 devenir des candidats.
  • Effectuer des visites de la propri\xc3\xa9t\xc3\xa9 et des suites avec les r\xc3\xa9sidents potentiels.
  • Organiser des journ\xc3\xa9es portes ouvertes si n\xc3\xa9cessaire.
  • Vendre les avantages sp\xc3\xa9cifiques de la propri\xc3\xa9t\xc3\xa9 aux r\xc3\xa9sidents potentiels afin d\'obtenir un engagement de location.
  • N\xc3\xa9gocier les baux pour obtenir une valeur optimale.
  • Inspecter les disponibilit\xc3\xa9s des prochaines suites avant de les montrer aux r\xc3\xa9sidents potentiels.
  • Sensibiliser fortement la communaut\xc3\xa9 par des appels de vente B2B.
  • Informer le gestionnaire de la communaut\xc3\xa9 de toute d\xc3\xa9ficience ou de tout probl\xc3\xa8me constat\xc3\xa9 dans l\'immeuble ou sur la propri\xc3\xa9t\xc3\xa9 et n\xc3\xa9cessitant une attention particuli\xc3\xa8re.
  • R\xc3\xa9aliser des \xc3\xa9tudes de march\xc3\xa9 mensuelles et transmettre les informations au si\xc3\xa8ge social.
  • Effectuer d\'autres t\xc3\xa2ches et/ou proc\xc3\xa9dures li\xc3\xa9es au marketing, selon les besoins.
Administration et rapports :
  • Examiner, compl\xc3\xa9ter et tenir \xc3\xa0 jour le rapport de disponibilit\xc3\xa9 et le rapport de trafic quotidien.
  • Recueillir et compl\xc3\xa9ter toutes les informations pertinentes sur le formulaire de demande et le transmettre au gestionnaire de location pour approbation.
  • V\xc3\xa9rifier les ant\xc3\xa9c\xc3\xa9dents, demander des v\xc3\xa9rifications de solvabilit\xc3\xa9, compl\xc3\xa9ter et ex\xc3\xa9cuter la signature de tous les baux, cessions et formulaires d\'addenda.
  • Informer tous les candidats de la d\xc3\xa9cision du propri\xc3\xa9taire (approbation ou refus) de la demande.
  • Fournir un dossier d\'emm\xc3\xa9nagement aux nouveaux r\xc3\xa9sidents au moment de la signature du bail ; fournir une orientation compl\xc3\xa8te dans la mesure du possible.
  • Aider \xc3\xa0 la coordination des r\xc3\xa9servations d\'ascenseurs pour l\'emm\xc3\xa9nagement des nouveaux r\xc3\xa9sidents avec le gestionnaire de la communaut\xc3\xa9.
Service \xc3\xa0 la client\xc3\xa8le :
  • Traiter avec professionnalisme et courtoisie toutes les demandes de renseignements par t\xc3\xa9l\xc3\xa9phone, par courrier \xc3\xa9lectronique ou en personne \xc3\xa9manant de r\xc3\xa9sidents potentiels.
  • Assurer le suivi de tous les prospects.

We\xe2\x80\x99re looking for a Leasing Consultant to support our leasing at our newest building in Montreal \xe2\x80\x93 Le Livmore. We are looking for an enthusiastic, professional and authentic individual with a passion for selling.This role is responsible for the leasing and maintaining positive resident relations of Le Livmore. This role will also show and lease suites to prospective residents with the goal to scout potential tenants, turn them into actual ones and achieve high occupancy rates.RESPONSIBILITIESMarketing and Leasing:
  • Encourage appointments or viewings with all prospective resident callers, walk-ins, and email inquiries.
  • Qualify prospective residents to determine their needs and suitability as candidates.

  • Conduct viewings of the property and suites with prospective residents
  • Conduct open houses when needed.
  • Sell specific property benefits to prospective residents in order to obtain a commitment to rental.
  • Negotiate leases to achieve optimum value.
  • Inspect upcoming suite availabilities prior to showing to potential residents.
  • Build strong community awareness through B2B sales calls.
  • Informs the Community Manager of any deficiencies or problems noted in the building or on the property that require attention.
  • Conducts monthly market surveys and provide the information to Head Office
  • Carries out other duties and/or procedures related to marketing as assigned
Administration and Reporting:
  • Review, complete and maintain Availability Report and Daily Traffic report.
  • Collect and complete all pertinent information on the Application Form and forward to the Leasing Manager for approval.
  • Completes background checks, order credit checks, completes and execute the signing of all leases, assignments, and addendum forms.
  • Notify all applicants of the Landlord\xe2\x80\x99s decision (approval or decline) of the application.
  • Provide move-in package to new residents at time of lease signing; provides a full orientation when possible.
  • Assist with coordination of moving elevator reservations for move-ins with the Community Manager for new residents.
  • Carries out other duties and/or procedures related to rental and administration of suites as assigned.
Customer Service:
  • Handle all telephone, email and walk-in inquiries from prospective residents professionally and courteously.
  • Follow up with all prospects.
Requirements:
  • Must possess excellent communication and interpersonal relationship skills.
  • Strong attention to detail and problem-solving is required.
  • Must be a self-starter with high degree of initiative, creativity and flexibility.
  • Ability to work with a diverse group of people and interests while being culturally aware.
  • Have a thorough understanding of competing properties and current market conditions.
