The Sector Manager is a confident leader who has excellent communication skills and the ability to evaluate economic trends, profitability and marketing issues. Responsibilities
Customer service :- Ensures a superior level of co-operation, service and assistance is provided to residents.
- Confirms that residents\' questions and service requests are promptly addressed
- Ensures that building standards are maintained at a high level and that site-level staff are performing duties in a professional manner.
- Trains site-level staff on company\'s customer service standards.Leasing and operations:- Demonstrates excellent sales/leasing skills by reducing vacancy. (maintains an occupancy rate of 100%)
- Show apartments, processes resident applications and lease agreements, and reports regularly to the Regional office.
- Responsible for enforcing the terms of lease agreement, such as rent collection, rules and regulations, and following procedures when serving notices to residents.
- Assist in the implementation of marketing initiatives and related leasing functions.
- Manages assigned portflolio of buildings to improve efficiency and reduce operating costs.
- Conducts weekly/daily inspections of grounds, facilities and equipment to determine if repairs or preventive maintenance are necessary, while monitoring performance.
- Discusses possible renovations or improvements with the Regional Manager or Property Manager.
- Ensures apartment complex meets the organization\'s standards for maintenance and cleaning.
- Obtain bids and quotes from contractors for repairs, renovations and maintenance.
- Supervises the work of contractors to ensure it is completed and reviews invoices.
- Responsible for ensuring that daily operations of the buildings are carried out (general maintenance and cleaning).
- Ability to coordinates after-hours emergencies as needed.
- Working knowledge of the legislation relating to the Residential Tenancy Act
- Ability to represent the company at Landlord Tenant Board hearingsLeadership and management:- Directly manage on-site Team Members, including: Building Managers, Assistant Building Managers, Maintenance Associates and Cleaners.
- Responsible for planning, assigning and directing work.
- Assist in training on-site Team Members (Building Managers, Assistant Building Managers, Maintenance Associates and Cleaners) on operational procedures.
- Analyzes and resolves problems at work or helps employees resolve problems at work.
- Initiates or suggests plans to motivate employees to achieve their goals at work.Financial and budgets:-Ensures that rent rolls are accurate.
-Reviews weekly apartment vacancy/availability reports.
-Reviews and approves resident leases and lease renewals.
-Reviews rents to ensure they are at minimum market value.Qualifications
- A diploma/bachelor\'s degree and/or experience in a related field
- 3 to 5 years of experience in a field related to real estate
- 1-2 years of supervisory or managerial related experience
- Exposure to a multi-residential or other industry asset management course in a related field is an asset
- Certified Property Manager designation (CPM) or Accredited Residential Manager (ARM) is an asset
- WHMIS certification is an asset
- Experience with Fire Life safety and building inspections is an asset
- Knowledge of current laws, legislation and rights concerning residents would be an asset
- Knowledge of building/property maintenance
- Skilled in the use of basic tools and power tools
- Basic knowledge of plumbing, electricity, plastering, carpentry, painting, etc.
- Computer skills (Microsoft Office suite, Yardi, emails, Internet)
- Availability to work on call, on a rotating schedule (evenings and weekends)- A commitment to \xe2\x80\x9cbest in class\xe2\x80\x9d customer service
- A professional demeanor with strong communication skills
- Demonstrated a high level of integrity, discretion and confidentiality
- Ability to listen, understand and respond to issues appropriately
- Ability to work and decide independently using good judgment
- Ability to remain calm and focused under pressure
- Self-motivated individual, who is proactive, takes initiative, is goals and results oriented, also able to work independently without the need for much guidance
- Superior organizational and time management skills with ability to multitask/prioritize to meet multiple deadlines
- Flexible with a\xe2\x80\x9c nothing is too big or too small" attitude
- Attention to detail with excellent follow-up skills
- Excellent problem-solving capabilities
- Bilingualism in French and English is required
