ABOUT THE OPPORTUNITY

As the Building Maintenance and Operations Coordinator, you\'ll be responsible for monitoring the physical operation of the building\'s mechanical, electrical, and HVAC systems, and coordinating any necessary repairs or maintenance. You\'ll also supervise and direct the duties of contract staff, ensure compliance with building codes and specifications, and manage tenant and customer complaints. With your knowledge of building systems and HVAC preventative maintenance, you\'ll participate in safety and fire inspections and coordinate tenant move-in/out procedures. ABOUT THE POSITION

As the Operations Manager, you will oversee and monitor the physical operation of the building\'s mechanical, electrical, and HVAC exhaust/systems. This will include performing equipment and area inspections and recording conditions, activities, and status. You will be responsible for coordinating annual safety and fire inspections, as well as fire drills and tenant education programs. In addition, you will liaise with property staff to obtain quotations for building repairs and forward them to the Property Manager for approval. You will supervise and direct the duties carried out by the mechanical, electrical, security, and maintenance contract staff to ensure tasks are completed as per contract specifications. Additionally, you will be responsible for managing all maintenance and repairs within budget, along with any approved capital spending for all assigned properties. You will also manage tenant and customer complaints and coordinate all landlord and tenant work to ensure it complies with building codes and landlord specifications. Finally, you will prepare the annual budget for landlord approval and manage all property expenses within budget, as well as assist in managing any redevelopment/development projects and preparing monthly reports.

You can be based in either Calgary or Edmonton and will be responsible to travel to the other city once a week at first and then monthly once things are up and running. You will be Monday to Friday with possible overtime/on-call components.

  • Monitor physical operation of building systems and perform equipment and area inspections
  • Develop in-depth knowledge of building systems and HVAC preventative maintenance
  • Coordinate safety and fire inspections and tenant education programs
  • Obtain quotations for building repairs and liaise with property staff for the best rates
  • Supervise and direct contract staff to ensure task completion as per contract specifications
  • Manage maintenance and repairs within budget and approved capital spending
  • Manage tenant and customer complaints and coordinate landlord and tenant work
  • Prepare annual budget and manage all property expenses within budget
  • Assist in managing redevelopment/development projects
  • Prepare monthly reports, including operations narrative, variance report, aged receivable report, and leasing report
THE REQUIREMENTS
  • 3+ years of experience in Retail property management
  • Knowledge of building mechanical and electrical equipment
  • Knowledge of hand tools, basic plumbing repairs, and basic electrical repairs.
  • Knowledge of building systems and HVAC preventative maintenance.
  • The ability to travel and access reliable transportation is preferred
  • Strong attention to detail with the ability to organize/manage multiple tasks and meet deadlines in a demanding work environment
  • Excellent verbal and written communication skills
  • Excellent computer skills with proficiency in all Microsoft Office programs
  • An active Real Estate License is an asset, however not required.
COMPENSATION
  • The salary will be between $70,000 to $80,000 per annum
  • For the site-to-site travel, you can either expense renting a car or expense your own car mileage.

  • Annual Performance Bonuses \xe2\x80\x93 Discretionary at Management\xe2\x80\x99s subject to profitability
  • Three (3) Paid Personal Days
  • Six (6) paid sick days
  • Registered Retirement Savings Plan (\xe2\x80\x9cRRSP\xe2\x80\x9d) (Optional) \xe2\x80\x93 Strathallen will match up to 3% of the employee\xe2\x80\x99s gross earnings into a Deferred Profit-Sharing Plan depending on years of service
